We are partnering with a national construction company in their search for a highly skilled and strategic Director of Preconstruction to lead their preconstruction efforts across diverse construction projects. Director of Preconstruction Duties
- Lead the development of comprehensive project estimates by utilizing construction estimating software such as HeavyBid, ensuring accuracy in pricing and cost control.
- Collaborate with clients, architects, engineers, and subcontractors to negotiate contracts that align with project scope, budget, and schedule objectives.
- Oversee the preparation of detailed bid packages, including scope of work, schedules, and cost analysis using tools like Bluebeam.
- Manage the review and analysis of construction drawings and specifications to identify potential risks, value engineering opportunities, and constructability issues.
- Coordinate with project management teams during the preconstruction phase to ensure seamless transition into construction execution.
- Develop and implement cost control strategies throughout the preconstruction process to optimize budget adherence.
- Provide leadership in contract negotiations, ensuring compliance with legal standards while maximizing value for the organization.
- Maintain a thorough understanding of current industry trends, pricing strategies, and market conditions affecting construction costs.
- Support business development efforts by preparing competitive proposals and presentations that highlight our capabilities.
- Foster a collaborative environment within the preconstruction team to promote continuous improvement and knowledge sharing.
Director of Preconstruction Qualifications
- Extensive experience in construction estimating, project management, or preconstruction leadership within commercial or heavy civil construction environments.
- Proficiency in estimating software such as HeavyBid; experience with Bluebeam for plan review is highly desirable.
- Strong negotiation skills with a track record of successfully securing favorable contract terms.
- Demonstrated expertise in cost control, pricing strategies, and contract administration.
- Hands-on experience working on construction sites or managing construction projects from inception through completion.
- Solid understanding of construction management principles, safety standards, and contractual obligations.
- Excellent communication skills to effectively liaise with clients, subcontractors, vendors, and internal teams.
- Ability to analyze complex project data and develop accurate estimates aligned with strategic goals.
