The property manager is the “face” of our company and responsible for day-to-day communication with all clients and tenants. This individual will be responsible for coordinating the overall property management process including oversight of repairs, preventative maintenance, capital improvements projects, and all processes related to building inspections for managed properties. Additional duties will include:
- Work with accounting staff to ensure the accurate accounting of all facets of the property management process.
- Review monthly Owner's Reports for accuracy and provide relevant commentary
- Manage the renewal of current Property Management Agreements
- Onboard and disposition new tenants and owners into the Rent Manager system
- Communicate with and direct maintenance supervisor and team to improve the process, revenue and solve maintenance issues as they arrive
- Bid, negotiate and contract for sub-contractor and vendor services as they relate to property management services and supervise work as required
- Work with accounting staff to prepare yearly budgets for properties under management and monitor performance related to said budgets.
- Prepare for and conduct annual Client and Condominium Board Meetings.
- Routine building inspections on both 3rd party and company-owned assets.
- Identify problems or improvements that could be made to Property. Educate Owners and other related parties on the related issues and solutions.
- Prepare scope of work for approved projects
- Obtain bids and prepare a summary for the Owner or responsible party
- Coordinate approval of proposed work
- Hire and oversee subcontractors through completion of small/special projects
- Supervise the planning and implementation of operating and capital expenditures
- Develop operating and capital budgets, track and explain variances
- Constantly monitor property performance to achieve the highest possible net operating income.
Qualifications:
· Ohio Brokers License, preferred, must be willing to obtain
· 3-5 years experience in property management
· Bachelor’s degree or equivalent, preferred
· High level of professionalism
· Excellent communication skills

Pay: $63,599.00 - $67,317.00 per year
