Position Overview
The Property Manager / Leasing Specialist is responsible for the daily operations, leasing, financial performance, and resident satisfaction of assigned properties. This position serves as the primary point of contact for prospective and current residents while ensuring properties are professionally maintained, fully occupied, and operated in compliance with all company policies and applicable laws. Success in this role requires strong customer service, organization, communication, and problem-solving skills.
Key Responsibilities/Property Operations
- Oversee the day-to-day operations of assigned properties.
- Ensure compliance with Fair Housing laws, ADA requirements, and company policies.
- Coordinate unit turnovers and work closely with maintenance vendors to prepare units for move-in.
- Conduct routine property, common area, and vacant unit inspections to maintain cleanliness, curb appeal, and safety.
- Identify and report maintenance concerns while ensuring timely completion of repairs.
Leasing & Marketing
- Respond promptly to leasing inquiries through phone, email, and other communication channels.
- Conduct property tours and present available units to prospective residents.
- Process rental applications, verify applicant information, and communicate approval or denial decisions.
- Prepare leases, renewals, and related documentation accurately.
- Maintain marketing materials and stay informed on local rental market trends and competing properties to support occupancy goals.
Resident Relations
- Provide exceptional customer service to current and prospective residents.
- Respond to resident questions, concerns, and maintenance requests in a professional and timely manner.
- Assist with resident communications, notices, newsletters, surveys, and retention initiatives.
- Build positive relationships that promote resident satisfaction and long-term occupancy.
Financial & Administrative Responsibilities
- Collect and accurately process rents, fees, and deposits.
- Assist with delinquency management, payment arrangements, and eviction coordination when necessary.
- Process invoices and maintain organized resident files and property records.
- Perform general office duties including answering phones, filing, scheduling appointments, and maintaining accurate documentation.
Teamwork & Compliance
- Collaborate with maintenance staff, vendors, and management to achieve operational goals.
- Participate in team meetings, training, and company initiatives.
- Follow all safety policies and maintain proper documentation of incidents when necessary.
- Represent the company professionally and uphold its core values in every interaction.
QualificationsEducation & Experience
- High school diploma or equivalent required.
- Previous experience in property management, leasing, customer service, or sales preferred.
- Experience with property management software such as Rentvine, AppFolio, or similar platforms is preferred.
Skills
- Excellent communication and interpersonal skills.
- Strong organizational and time management abilities.
- Ability to multitask and prioritize in a fast-paced environment.
- Proficient with Google Workspace or Microsoft Office.
- Strong attention to detail and problem-solving abilities.
Physical Requirements
- Ability to sit, stand, and walk for extended periods.
- Ability to conduct property inspections and climb stairs as needed.
- Occasionally lift or carry up to 25 pounds.
Work Environment
- Full-time position requiring flexibility to work occasional evenings or weekends as business needs require.
- Work is performed in both an office setting and outdoors during property tours and inspections.
Pay: $50,000.00 - $60,000.00 per year
