Ninety9 Capital is a Dallas-Fort Worth-based multi-family real estate investment firm. We acquire, operate, and grow a portfolio of value-add and stabilized multi-family assets across the Sun Belt, with a focused expansion plan into Houston, Atlanta, and other target metros through 2027. We recently closed our second multi-family property (Apex, 152 units in Fort Worth) and operate a portfolio of over 210 single-family rentals alongside our MF holdings.

The Role
You will lead acquisitions underwriting for the firm. You will also mentor and develop two junior financial analysts (one in-office, one remote on US hours) and help rebuild and simplify the firm's existing multi-family underwriting model into a tool the team can fully own and defend.
Day-to-day responsibilities:
- Underwrite live multi-family deals across our three deal types: stabilized acquisitions, distressed/bridge-to-refi, and loan assumptions.
- Lead the rebuild of our existing underwriting model alongside the analyst team.
- Review every model before it reaches the CEO. Mentor analysts on underwriting craft.
- Write investment memos and present deals to the CEO and (where appropriate) investors.
- Provide judgment on debt structures, exit assumptions, market comps, and submarket dynamics.
- Help scale the underwriting function as we expand into new metros through 2027.
What We're Looking For
- 10+ years of multi-family acquisitions experience at a sponsor, fund, or institutional shop.
- Deep proficiency in MF underwriting: waterfall structures, IRR/AAR, debt sizing, exit assumptions, sensitivity analysis.
- Experience modeling distressed/bridge-to-refi deals specifically — including post-refi cash-back-to-investor structures.
- Texas market knowledge strongly preferred. DFW exposure a major plus.
- Demonstrated ability to mentor and develop junior talent. This is a teaching role as much as a doing role.
- Advanced Excel. Familiarity with Yardi MMG, CoStar, ARGUS a plus.
- Bachelor's degree required. MBA/CFA a plus, not required.
- Authorized to work in the United States.

Pay: $73,413.45 - $88,411.90 per year
