Overview: We are seeking a skilled Maintenance Tech and an Entry Level tech to join our team to handle all occupied unit maintenance and small work in house work for make readys if needed.
Responsibilities:
- Observe the condition of the units including buildings, grounds, tenant units, and all other facilities. Perform the maintenance/repair/improvement of same as needed and record in Appfolio
- Maintaining a professional image and attitude.
- Report to Property Maintenance Coordinator
- Satisfying service requests promptly (within twenty-four hours) and efficiently. If unusual circumstances make this impossible, the resident must be informed of the reasons for the delay and give follow ups.
- Keeping a permanent record of the service requests received on Appfolio
- Observing the condition of any occupied apartment entered and reporting unusual circumstances; for example, uncleanliness, size and number of pets, appearance of floors, appliances, walls, light fixtures, etc.
- Maintaining of exterior lighting, gutters, down-spouts, roofs and flashing, roadways, walks, laundry facilities, recreation areas, buildings and grounds.
- Knowing the location of all water, gas and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers.
- Executing preventive maintenance schedule for cleaning of furnaces and A/C coils, exterior painting, changing of filters, replacing of light bulbs in public areas, and the water heaters.
- Keeping track of tools and supplies.
- Maintaining a clean, orderly, secure workspace.
- Complete simple work from Section 8 annual inspections.
- Complete all simple work in house (Replacing thermostat batteries, furnace filters, do lock changes, small general maintenance items, etc)
- After hour and weekend emergency call response management (scheduling a vendor to go out and do the work) as needed
- Delivering and install of window A/C units and Portable heaters.
- Help with Winterization of all vacant units.
- Pretreatments of salt and snow removal if needed.
- Other tasks assigned as needed.
Qualifications
- Proficiency in English for effective communication (Spanish is not required but would be helpful)
- High School Diploma
- Computer and technology knowledge
- Mechanical knowledge to troubleshoot and repair equipment
- Basic electrical knowledge including the use of an ohmmeter
- Customer service-oriented approach to interact with unit occupants
- Having a Work Truck a requirement

Hourly: $18 to $24 depending on experience
Expected hours: 40 per week Monday through Friday (Weekend emergency call scheduling for vendors as needed)
