Position Overview
We are seeking a detail-oriented Estimator to prepare accurate, competitive cost estimates for multi-family, mixed-use, renovation, restoration, and water-damage reconstruction projects. The Estimator will support preconstruction activities, perform quantity takeoffs, analyze subcontractor bids, and collaborate with project managers, clients, and vendors to produce thorough bid packages. Proficiency with Bluebeam and Procore and experience in reconstruction/restoration workflows are highly desirable.
Key Responsibilities

Prepare detailed, accurate cost estimates and complete bid packages for multi-family, mixed-use, renovation, restoration, and water-damage projects.

Perform quantity takeoffs and measurements using Bluebeam and other takeoff tools; verify takeoffs against drawings and specifications.

Review project drawings, specifications, and scopes of work to identify risks, omissions, and scope gaps.

Solicit, evaluate, and compare subcontractor and supplier quotes; maintain and update vendor and subcontractor pricing databases.

Collaborate with preconstruction and project management teams to develop schedules, cashflow forecasts, and value-engineered alternatives.

Conduct site visits and assessments for reconstruction, restoration, and water-damage projects to verify existing conditions and scope requirements.

Prepare and present cost summaries, bid comparisons, and recommendations for contract awards.

Enter and maintain estimating data in Procore and internal project systems; ensure documentation is accurate and audit-ready.

Manage bid timelines, track RFP/RFQ responses, and ensure timely submission of proposals and bids.

Assist with post-award support including review of contract documents, change order pricing, and reconciliation of final costs.
Qualifications

3+ years of estimating experience in construction, with proven experience on multi-family, mixed-use, or commercial projects; restoration, renovation, and water-damage reconstruction experience strongly preferred.

Proven proficiency with Bluebeam for takeoffs and plan review and working knowledge of Procore for project and document management.

Strong estimating and quantity takeoff skills, with experience preparing lump-sum, unit-rate, and allowance-based estimates.

Familiarity with preconstruction processes and contract/bid package preparation.

Proven ability to read and interpret construction drawings, specifications, and schedules.

Excellent written and verbal communication skills; ability to present cost data clearly to internal teams and clients.

Proficient in Microsoft Excel and common office software; experience with other estimating tools or ERPs is a plus.

Detail-oriented, organized, and able to manage multiple bids and deadlines under pressure.

Degree or diploma in Construction Management, Civil Engineering, Architecture, or equivalent experience preferred; industry certifications (e.g., AACE, RICS, or similar) are a plus.
