About the Role
Athens Best Properties is seeking an experienced Community Association Manager (CAM) to oversee the day-to-day operations of a portfolio of homeowner’s associations (HOAs), condominium associations, and/or planned unit developments (PUDs). The ideal candidate has hands-on experience in community association management, strong knowledge of governing documents (CC&Rs, bylaws, and rules & regulations), and a track record of building positive relationships with boards of directors and residents.
Key Responsibilities
- Serve as the primary point of contact between the board of directors, homeowners, and vendors
- Prepare and present board meeting agendas, minutes, and financial reports
- Develop and manage annual operating budgets and reserve studies
- Oversee vendor contracts, bid solicitation, and vendor management for landscaping, maintenance, and capital improvement projects
- Ensure compliance with state statutes (e.g., Davis-Stirling Act, state-specific HOA laws), governing documents, and fair housing regulations
- Conduct regular property inspections and enforce architectural review and covenant compliance
- Manage delinquency and collections processes in coordination with legal counsel
- Respond to homeowner inquiries, work orders, and violation notices in a timely, professional manner
- Coordinate annual meetings, board elections, and community events
- Maintain accurate association records, insurance documentation, and vendor certificates of insurance
Qualifications
- CMCA (Certified Manager of Community Associations) certification required or in progress
- AMS (Association Management Specialist) or PCAM (Professional Community Association Manager) designation a plus
- Georgia community association manager license preferred.
- 2+ years of experience in property management, HOA management, or community association management
- Proficiency in Rent Manager preferred.
- Strong understanding of budgeting, financial statements, and reserve fund planning
- Excellent customer service, conflict resolution, and communication skills
- Valid driver's license and reliable transportation for site visits and inspections
