Our Maintenance Technicians take pride in their work, demonstrate an ownership mentality, and are committed to providing a safe, clean, and well-maintained community for our residents. As a Maintenance Technician, you will be responsible for preserving the appearance, functionality, and value of the community through preventative maintenance, timely repairs, and exceptional customer service.
You will work closely with the Community Manager to ensure the community meets company standards while providing prompt, professional service to residents. This position requires dependability, initiative, attention to detail, flexibility, and a strong work ethic.
This is a full-time, in-person position. Working hours are generally fixed; however, availability to respond to after-hours emergencies and urgent maintenance issues is required.
ResponsibilitiesCommunity Maintenance
- Perform routine maintenance, repairs, and preventative maintenance throughout the community.
- Maintain the overall appearance and curb appeal of the property, including common areas, landscaping, signage, roads, vacant sites, and amenities.
- Complete work orders efficiently, professionally, and within established timelines.
- Inspect community infrastructure and identify maintenance, safety, or code concerns, reporting findings to the Community Manager.
- Prepare vacant homesites and community-owned homes for occupancy or sale.
Grounds & Facilities
- Maintain lawns, trees, shrubs, irrigation systems, and landscaped areas as needed.
- Remove debris, trash, and hazards from the property to ensure a clean and safe environment.
- Perform seasonal maintenance including leaf removal, moss treatment, snow or ice response (where applicable), and storm cleanup.
- Maintain community equipment, tools, maintenance shop, and storage areas in a clean, organized, and safe condition.
- Maintain pool, pool chemicals, complete log daily, and pool facilities.
Repairs & Preventative Maintenance
- Perform basic plumbing, electrical, carpentry, drywall, painting, appliance, HVAC, and general repair work within the scope of the position.
- Troubleshoot maintenance issues and recommend appropriate repair solutions.
- Assist with preventative maintenance programs to maximize the life of community assets and reduce unexpected repairs.
- Coordinate with outside contractors when specialized repairs are required.
Resident Service
- Deliver exceptional customer service by responding promptly and professionally to resident maintenance requests.
- Communicate clearly with residents regarding maintenance schedules, repairs, and project completion.
- Respect residents' homes and property while maintaining a courteous and professional demeanor.
Safety & Compliance
- Follow all company safety policies and OSHA guidelines.
- Ensure work is completed safely and complies with applicable building codes and regulations.
- Immediately report hazardous conditions, accidents, or property damage to the Community Manager.
- Properly use and maintain company vehicles, equipment, and tools.
Teamwork & Operations
- Work collaboratively with the Community Manager and fellow team members to maintain community standards.
- Assist with vendor access and monitor contractor work when requested.
- Maintain accurate records of completed work orders, preventative maintenance, inventory, and materials used.
- Help monitor maintenance supply inventory and communicate purchasing needs.
Continuous Improvement
- Demonstrate an ownership mentality in maintaining the community.
- Identify opportunities to improve efficiency, reduce maintenance costs, and enhance the resident experience.
- Recommend capital improvements and preventative maintenance initiatives that protect and improve community assets.
- Participate in company training and maintain required certifications and skills.
Qualifications
- Experience in property maintenance, apartment maintenance, manufactured housing, facilities maintenance, construction, or a related trade preferred.
- General knowledge of plumbing, electrical, carpentry, painting, drywall, and appliance repair.
- Ability to safely operate maintenance equipment, power tools, lawn equipment, and company vehicles.
- Strong organizational, communication, and problem-solving skills.
- Ability to prioritize multiple tasks and work independently.
- Valid driver's license and reliable transportation preferred.
- Ability to lift up to 75 pounds, work outdoors in varying weather conditions, climb ladders, bend, kneel, and perform physically demanding work.
Pay: $23.00 - $25.00 per hour
