About Kinn GuestHouse
Kinn GuestHouse is a boutique hotel brand with two Milwaukee properties — a 31-room property in the Third Ward and an 8-room property in Bay View. We’re independent, design-forward, and operationally lean. We’re looking for a Director of Sales who knows this market cold, can hit the ground running, and wants to build something.
This role requires demonstrated experience in Milwaukee hospitality and hotel sales. Candidates without that background will not be considered.
WHAT YOU’LL DO
- Own the full sales function across both properties — group, corporate, and event revenue
- Develop and manage corporate account relationships, LNR negotiations, and RFP responses
- Drive event space bookings end-to-end — inquiry through execution — for one of Milwaukee’s premier rooftop venues
- Manage the event pipeline daily — follow up, advance, and close
- Use Demand 360 to monitor competitive positioning, track pace, and identify pickup opportunities
- Prospect actively — phone, walk-ins, and on-site presence are core to how business gets found and closed here
- Work directly with ownership on strategy, pricing, and market positioning
WHAT WE’RE LOOKING FOR
- 3+ years in Milwaukee hotel or hospitality sales — you know the market, the players, and the demand calendar
- Hands-on Demand 360 experience — you use it to make decisions, not just pull reports
- Event sales experience — corporate buyouts, private dining, weddings, and large-scale social events managed end-to-end
- Proficiency in event CRM software
- Strong phone presence and outbound prospecting instincts
- Director-level ownership mentality — you run your book, you don’t wait to be told
- Primarily on-site role — remote flexibility available where it makes sense
- Milwaukee hospitality and/or hotel sales experience is required — this is not a role for candidates transitioning from unrelated industries regardless of general sales background
WHAT WE OFFER
Base salary $75,000 – $85,000 with total compensation targeting $100,000+ — upside is performance-driven and virtually unlimited for the right person
