Overview
We are seeking a dynamic and highly organized Property Manager to oversee the management and performance of an assigned portfolio of residential and commercial properties. This role is pivotal in ensuring that properties are managed efficiently, safely, and in compliance with all relevant regulations. The ideal candidate will possess strong leadership skills, technical expertise in mechanical and electrical systems, and a proactive approach to facilities management. Essential Duties and Responsibilities:
· Develop and maintain an intimate understanding of all properties in the company's management portfolio, including financial performance, physical layouts, capital improvement needs, and regulatory requirements.
· Manage a portfolio of residential and commercial properties, identifying opportunities to improve operations, reduce expenses, improve property performance and Net Operating Income (NOI).
· Manage and Direct on-site staff as necessary (i.e. Resident Managers, Janitorial Crews, etc.).
· Serve as the primary point of contact for property owners, responding to owner inquiries within 24 business hours and building positive client relationships through proactive communication.
· Protect and improve property performance and Net Operating Income (NOI).
· Review and approve all accounts payable invoices and monitor operating expenses for properties.
· Review monthly financial statements and oversee aged receivables.
· Identify cost-saving opportunities and recommend value-add initiatives to owners.
· Prepare and deliver all tenant/resident notices including 3-day notices, 6.14 notices, delinquencies, hearings, and evictions.
· Coordinate and post notices for move-in/move-out and security deposit returns for tenants and residents, and oversee unit turns.
· Supervise the Assistant Property Manager in overseeing all maintenance activities from work order creation through completion, ensuring requests are scheduled and followed up on with vendors in a timely manner.
· Coordinate with and notify the Project Management team of any upcoming special project work or capital improvement needs.
· Maintain a working knowledge of California and San Francisco landlord-tenant laws, Fair Housing, and local regulations, and identify potential property risks.
· Attend Rent Board Hearings and coordinate with legal counsel, as needed.
· Demonstrate advanced proficiency in AppFolio Property Manager and maintain accurate digital property records and work order documentation.
· Leverage AI and technology tools to improve communication, streamline operations, analyze property data, create reports, and enhance overall efficiency.
· Conduct monthly inspection of properties and provide detailed reports with recommendations.
· Participate in monthly emergency call rotation.

Education/Experience:
- 5+ years’ property management experience.
- Excellent communication, organization, and problem-solving skills.
- Effective written and verbal communication skills.
- Consistent and thorough attention to detail.
- Strong knowledge of AppFolio and property management best practices.
- Comfortable using AI and technology to improve productivity.
- Ability to manage multiple priorities in a fast-paced environment.
- Basic knowledge of San Francisco and California landlord/tenant laws and Fair Housing regulations.

Pay: $85,000.00 - $95,000.00 per year
