We are seeking an experienced On-Site Property Engineer/Handyman to maintain and repair our industrial property in Chicago. The ideal candidate will have a strong background in building repairs, preventative maintenance, and vendor management to ensure the facility operates efficiently and safely. This role involves hands-on work with mechanical systems, equipment, and general facility upkeep, as well as coordinating with external vendors for specialized repairs.
Key Responsibilities
- Perform routine and preventative maintenance on building systems, including HVAC, plumbing, electrical, and mechanical equipment to prevent breakdowns and ensure compliance with safety standards.
- Conduct regular property inspections to identify maintenance needs, potential hazards, and areas for improvement in the industrial setting.
- Handle on-site repairs such as fixing plumbing issues, electrical systems, carpentry, painting, and appliance or fixture replacements.
- Respond promptly to emergency maintenance calls and troubleshoot complex issues with mechanical equipment and building infrastructure.
- Manage vendors and contractors for larger repairs or specialized projects, including procuring bids, scheduling work, and overseeing quality to ensure timely and cost-effective completion.
- Maintain accurate records of maintenance activities, inspections, and vendor interactions.
- Assist the Property Manager with building-related tasks, such as coordinating tenant requests and ensuring adherence to local Chicago building codes and regulations.
Qualifications and Requirements
- Proven experience (at least 3-5 years) in building maintenance, repairs, and handyman services, preferably in an industrial or commercial property environment.
- Strong knowledge of electrical, plumbing, HVAC systems, carpentry, and general mechanical repairs.
- Experience in vendor management, including bidding processes and contractor oversight.
- High school diploma or equivalent; technical certifications (e.g., in HVAC, electrical, or building maintenance) are preferred.
- Ability to work independently on-site, with availability for emergency on-call duties.
- Valid driver's license and reliable transportation for potential off-site errands or vendor coordination.
- Physical ability to perform manual labor, including lifting up to 50 lbs, climbing ladders, and working in various weather conditions.
- Familiarity with safety protocols and tools relevant to industrial properties.
Preferred Skills
- Experience in Chicago's industrial real estate sector or knowledge of local regulations.
- Basic computer skills for maintenance tracking and reporting.
- Strong communication and problem-solving abilities to interact with tenants, vendors, and management.
