Regional Property Manager
Position Summary
The Regional Property Manager is responsible for providing strategic leadership and operational oversight for a diverse portfolio of multifamily communities throughout the Texas Region. This role drives financial performance, operational excellence, regulatory compliance, and resident satisfaction while leading and developing high-performing on-site management teams.

Essential FunctionsPortfolio Leadership & Operations
- Provide strategic leadership and operational oversight for a portfolio of multifamily communities with diverse funding programs and regulatory requirements.
- Ensure each property achieves budgeted financial goals, occupancy targets, resident satisfaction objectives, and operational performance expectations.
- Conduct regular property visits to evaluate operations, maintenance standards, curb appeal, compliance, and team performance.
- Develop action plans to improve operational efficiency, maximize asset value, and enhance the resident experience.
- Successfully manage multiple properties, priorities, projects, and deadlines while maintaining exceptional organization and attention to detail.
Leadership & Team Development
- Recruit, mentor, coach, and develop Property Managers, Maintenance Supervisors, and community teams to maximize performance and professional growth.
- Foster a culture of accountability, collaboration, continuous learning, and operational excellence.
- Conduct performance evaluations, establish development goals, and provide ongoing coaching and feedback.
- Identify emerging leaders and create opportunities for advancement within the organization.
- Build strong, motivated teams that consistently deliver outstanding service and operational results.
Financial Management
- Prepare, review, and manage annual operating budgets and capital improvement plans.
- Analyze monthly financial statements, occupancy trends, delinquency reports, and expense variances.
- Partner with on-site teams to identify opportunities to increase revenue, control expenses, and maximize Net Operating Income (NOI).
- Ensure purchasing decisions and capital expenditures align with approved budgets and company objectives.
Resident Relations & Customer Experience
- Support on-site teams in resolving resident concerns professionally, efficiently, and with a customer-first approach.
- Oversee leasing operations, resident retention initiatives, move-ins, move-outs, and lease administration.
- Monitor resident satisfaction and implement strategies that improve the overall resident experience.
Property Maintenance & Asset Preservation
- Ensure communities are maintained to the highest standards of safety, cleanliness, and curb appeal.
- Partner with Maintenance Supervisors to oversee preventative maintenance programs, apartment turns, capital projects, and vendor performance.
- Monitor maintenance operations to ensure timely completion of work orders and preservation of company assets.
Compliance & Risk Management
- Ensure compliance with Fair Housing regulations, affordable housing program requirements, OSHA standards, company policies, and all applicable federal, state, and local laws.
- Conduct operational audits and compliance inspections to identify risks and implement corrective action plans.
- Promote a culture of safety, accountability, and regulatory compliance throughout the portfolio.
Marketing & Business Development
- Develop and implement strategic marketing initiatives to maximize occupancy and resident retention.
- Monitor market conditions and recommend pricing, leasing, and marketing strategies.
- Build relationships with local organizations, referral partners, and community stakeholders to increase brand awareness and support leasing goals.
Vendor & Contract Management
- Negotiate and manage contracts with vendors, contractors, and service providers.
- Evaluate vendor performance to ensure quality service, cost efficiency, and contract compliance.
- Oversee capital improvement projects and ensure work is completed on schedule and within budget.
Communication & Organizational Excellence
- Communicate effectively with executive leadership, property teams, residents, vendors, and ownership through clear, professional, and timely communication.
- Demonstrate exceptional time management by balancing multiple communities, projects, meetings, and deadlines simultaneously.
- Thrive in a fast-paced environment by adapting quickly to changing priorities while maintaining accuracy, organization, and follow-through.
- Utilize strong analytical and problem-solving skills to make informed decisions that support operational success.
- Promote collaboration across departments while ensuring consistent execution of company policies, procedures, and strategic initiatives.
Job Type: Full-time
Pay: $80,000.00 - $120,000.00 per year
