We are seeking an experienced Construction Project Manager to lead tenant improvement and capital construction projects within our medical office building portfolio in the Seattle area. This is an ideal opportunity for a professional with a strong background in commercial construction, healthcare construction, owner's representation, general contracting, or construction management who enjoys managing projects from concept through completion.
This is a hands-on role requiring leadership of architects, engineers, contractors, consultants, tenants, and internal stakeholders throughout the design and construction process.

What You'll Do
As a Project Manager, you will serve as the landlord’s representative and be responsible for managing the full lifecycle of tenant improvement and select capital construction projects, including:

Lead construction projects from initial planning through project closeout.

Conduct regular site visits for project inspections, construction oversight, tenant interaction, and collaboration with local property teams. Project Managers are expected to develop in-depth knowledge of their assigned portfolio and building assets.

Build and manage a network of qualified local contractors and vendors. Evaluate contractor performance, identify new construction partners, and incorporate qualified firms into competitive bidding opportunities.

Manage project scope, schedules, budgets, and overall project execution.

Coordinate architects, engineers, consultants, contractors, and specialty vendors.

Conduct design review meetings and oversee projects through permitting and construction.

Review construction documents, specifications, contractor proposals, and bid packages.

Monitoring construction progress through regular site visits and project meetings.

Managing RFIs, submittals, change orders, punch lists, and closeout documentation.

Collaborating with leasing teams to develop project budgets and preliminary construction estimates for prospective tenants.

Overseeing capital improvement projects related to building infrastructure, structural systems, and major garage repairs.

Ensuring projects meet safety, quality, schedule, and budget objectives.

Building strong relationships with tenants, contractors, and municipal agencies.
What We're Looking For
Required:

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education, military experience, trade experience, and professional construction project management experience.

5+ years of experience managing commercial construction, tenant improvement, healthcare, life sciences, or capital improvement projects.

Strong understanding of construction processes, building systems, project scheduling, estimating, and contract administration.

Experience managing architects, engineers, general contractors, and subcontractors.

Ability to read and interpret construction drawings, specifications, and project budgets.

Demonstrated experience leading construction meetings and driving projects to completion.

Strong communication, negotiation, and problem-solving skills.

Travel throughout the assigned region.
Preferred:

Experience serving as an owner's representative, landlord representative, project manager, superintendent, or construction manager.

Working knowledge of building codes, permitting processes, and regulatory requirements.
