Job Overview
We are looking for a reliable and experienced Maintenance Handyman / Maintenance Technician to help maintain our residential properties. This person will be responsible for completing work orders, handling basic repairs, performing preventative maintenance, and helping keep apartments, common areas, and building systems in good condition.
The ideal candidate is hands-on, organized, able to work independently, and comfortable communicating with tenants, management, and vendors.
Responsibilities
- Complete daily maintenance work orders across residential properties.
- Perform basic plumbing repairs, including leaks, toilets, faucets, sinks, drains, and minor pipe issues.
- Handle basic electrical repairs such as outlets, switches, light fixtures, breakers, and troubleshooting minor electrical problems.
- Perform drywall repairs, painting, patching, carpentry, door repairs, lock changes, cabinet repairs, and general apartment maintenance.
- Troubleshoot basic HVAC issues, replace filters, and coordinate with licensed vendors when needed.
- Inspect apartments, common areas, mechanical rooms, and building equipment for repair needs.
- Assist with unit turnovers, move-in/move-out repairs, and make-ready work.
- Communicate clearly with management regarding job status, materials needed, delays, or larger repair issues.
- Take photos before and after work when required.
- Maintain tools, supplies, and inventory for assigned jobs.
- Follow safety procedures and keep work areas clean.
- Coordinate with outside contractors when specialized work is required.
Requirements
- Previous experience as a handyman, maintenance technician, superintendent, or property maintenance worker.
- Strong knowledge of general residential repairs.
- Basic plumbing, electrical, carpentry, drywall, and painting skills.
- Ability to troubleshoot problems and complete work efficiently.
- Ability to work independently and manage multiple work orders.
- Good communication skills.
- Must be reliable, punctual, and responsible.
- Ability to lift materials, climb ladders, and perform physical maintenance work.
- Own basic tools preferred.
- Valid driver’s license preferred.
- Experience with property management work orders or maintenance apps is a plus.
Pay: $20.00 - $30.00 per hour
