Off-Market & MLS Opportunity Acquisitions / Lead Generation Manager
Location: Lansing / Mid-Michigan focus. Remote or hybrid possible, with local field support available.
Employment Type: Full-time, part-time, or fractional depending on experience
Compensation: Base salary/retainer + performance bonuses + approved marketing budget + significant deal-based upside. THIS IS A 1099 Position.

REO Clear LLC is an active residential real estate investment company focused on buying, renovating, and reselling houses in the Lansing / Mid-Michigan market. We specialize in practical, as-is acquisitions: inherited houses, vacant homes, landlord problems, deferred maintenance, code issues, tenant-occupied properties, stale listings, estate properties, and houses needing significant repair.
We are looking for a highly capable Off-Market & MLS Opportunity Acquisitions / Lead Generation Manager to build and manage a lead generation and acquisition system.
This is not a basic marketing assistant role. This is an opportunity for someone who can create real buying opportunities and get paid accordingly.
The right person can make SERIOUS MONEY in this role. If you can consistently find motivated sellers, uncover underpriced opportunities, build relationships with agents, and help us acquire profitable houses, your compensation can grow well beyond a normal marketing or administrative position.
Position Overview
The Acquisitions / Lead Generation Manager will be responsible for creating, managing, and improving a pipeline of potential residential investment acquisitions.
This person will generate leads from multiple sources, including direct-to-seller marketing, agent relationships, MLS-listed properties, wholesalers, local networking, driving-for-dollars, landlord outreach, probate/inherited property campaigns, absentee-owner lists, code-violation lists, tax-delinquent lists, expired listings, and other compliant strategies.
A major part of this role will be identifying potentially motivated sellers whose properties are already listed on the MLS. This includes reviewing active, stale, price-reduced, vacant, distressed, tenant-occupied, estate, investor-owned, or poorly marketed listings and speaking with listing agents to better understand seller motivation, condition issues, price flexibility, timing, and whether a cash/as-is offer may solve the seller’s problem.
The right candidate is organized, persistent, numbers-driven, comfortable speaking with sellers and real estate agents, and able to manage a CRM and follow-up process without constant oversight.
The goal is simple: find houses we can buy at prices that make sense.
Key ResponsibilitiesLead Generation
- Build and manage acquisition lead generation campaigns.
- Generate motivated seller leads through direct mail, digital ads, referrals, local networking, driving-for-dollars, agent outreach, wholesaler relationships, MLS research, and other approved channels.
- Identify target property lists, including vacant houses, absentee owners, inherited properties, tired landlords, tax-delinquent properties, code-violation properties, expired listings, stale MLS listings, price-reduced listings, tenant-occupied properties, and distressed homes.
- Coordinate skip tracing, mail vendors, call tracking, landing pages, and lead capture systems.
- Manage an approved monthly marketing budget and track return on investment.
- Test new lead sources while maintaining discipline around cost per qualified lead, cost per offer, cost per contract, and cost per closed acquisition.
MLS & Agent Outreach
- Review MLS-listed properties to identify possible investment opportunities.
- Monitor stale listings, price reductions, withdrawn/canceled listings, back-on-market properties, estate listings, vacant homes, tenant-occupied properties, damaged properties, and homes that appear difficult for retail buyers to finance.
- Contact listing agents to determine seller motivation, flexibility, timing, property condition, showing access, repair issues, occupancy status, and whether the seller may consider a cash/as-is offer.
- Build and maintain relationships with local real estate agents who may come across distressed, hard-to-sell, or investor-suitable properties.
- Create and manage a system for following up with agents on listings that do not sell, fall out of contract, reduce price, or become more motivated over time.
- Track agent conversations, property notes, asking prices, seller motivation, offer opportunities, and follow-up dates in the CRM.
- Prepare offer recommendations for MLS-listed properties that fit the company’s buy box.
- Help the company become known as a reliable, fast, as-is buyer for properties that may not be ideal for traditional retail buyers.
Seller Intake & Lead Management
- Respond quickly to inbound seller leads.
- Conduct seller intake calls and collect key information, including ownership, motivation, timeline, condition, occupancy, price expectations, liens, taxes, and repairs needed.
- Maintain a clean and organized CRM with accurate notes, statuses, follow-up dates, seller motivation, and next steps.
- Prioritize hot leads and make sure no viable seller opportunity is lost due to poor follow-up.
- Build and manage follow-up sequences for sellers and agents when a property is not ready or priced correctly today but may become a deal later.
- Coordinate with the local field team to obtain photos, videos, occupancy checks, exterior condition reports, and walkthrough information.
Acquisitions Support
- Prepare lead summaries for ownership review.
- Help estimate whether a property fits the company’s buy box.
- Coordinate repair estimates, ARV estimates, comparable sales, and offer recommendations.
- Present clear deal packets, including property address, seller situation, listing status if applicable, asking price, agent feedback, estimated ARV, estimated repairs, recommended offer range, and next action.
- Make offers within approved guidelines or prepare offers for owner approval.
- Help move accepted offers toward signed purchase agreements.
- Coordinate with agents, title companies, sellers, internal team members, and closing partners as needed.
Relationship Building
- Build relationships with wholesalers, agents, landlords, property managers, attorneys, contractors, estate-sale contacts, and other local deal sources.
- Regularly communicate the company’s buy box to agents and other deal sources.
- Keep the company top-of-mind with people who may come across distressed, stale, estate, tenant-occupied, or hard-to-sell properties.
- Maintain a simple buyer profile and communicate clearly what types of houses we buy.
- Track all outside deal sources and follow up consistently.
CRM, Reporting & Accountability
- Manage the acquisition CRM and lead pipeline.
- Track weekly KPIs, including:
- New leads generated
- MLS properties reviewed
- Listing agents contacted
- Agent conversations completed
- Seller conversations completed
- Qualified leads
- Offers made
- Follow-ups due
- Appointments or property reviews completed

- Continuously improve scripts, campaigns, lists, workflows, follow-up systems, and conversion rates.

Preferred Experience
- Experience with off-market real estate acquisitions
- Experience calling agents about MLS-listed investment opportunities
- Experience working for a house flipper, wholesaler, real estate investor, or investment-focused brokerage
- Experience with distressed residential properties
- Experience with direct mail, PPC, Facebook ads, Google ads, SEO, or local lead generation
- Experience with Podio, REsimpli, InvestorFuse, GoHighLevel, Airtable, Monday, or similar CRM systems
- Familiarity with Lansing / Mid-Michigan real estate
- Ability to review comps, estimate ARV, and understand rehab-heavy properties
- Experience managing VAs, mail vendors, skip tracing, or call-answering services

- The company is buying profitable houses directly from sellers, through agent relationships, from MLS opportunities, or through other deal sources this person helps create.
First 90-Day Objectives
During the first 90 days, the goal is to build and test a working acquisition system.
Expected first 90-day outcomes:
- Set up or improve CRM pipeline.
- Define and document lead statuses, intake process, agent outreach process, follow-up cadence, and reporting.
- Launch at least 2–3 lead generation channels.
- Build a target seller list for Lansing / Mid-Michigan.
- Create an MLS opportunity tracking system.
- Begin regular outreach to listing agents with stale, distressed, price-reduced, vacant, tenant-occupied, or investor-suitable listings.
- Create a weekly KPI report.
- Generate qualified seller and agent conversations.
- Prepare offer packets for viable properties.
- Build a follow-up pipeline of future seller and agent opportunities.
- Produce signed contracts or a clear path toward signed contracts from qualified opportunities.
Marketing Budget
The company may provide a monthly marketing budget for approved lead generation campaigns. The manager will be expected to recommend how the budget should be allocated, track results, and adjust based on performance.
Marketing spend must be approved in advance and tracked by source. The goal is not activity for activity’s sake. The goal is profitable acquisitions.
Compensation & Upside
This role is designed for someone who wants to be paid for results.
Compensation may include:
- Base salary or monthly retainer
- Performance bonus for signed purchase agreements
- Additional bonus for closed profitable deals
- Larger incentives for self-generated leads that result in closed acquisitions
- Potential for very strong income growth if the manager consistently produces profitable buying opportunities
This can be a SERIOUS MONEY opportunity for the right person.
