We are seeking a proactive and skilled Maintenance Technician to join our dynamic team! In this vital role, you will be responsible for ensuring the optimal operation, repair, and maintenance of a wide range of mechanical, electrical, and HVAC systems across our facilities. General Maintenance Responsibilities
- Complete resident work orders in a timely and professional manner.
- Troubleshoot and repair plumbing, electrical, HVAC, and appliance issues.
- Perform preventative maintenance on building systems and equipment.
- Replace light fixtures, outlets, switches, and breakers as needed.
- Repair drywall, sheetrock, doors, windows, locks, and flooring.
- Complete carpentry repairs, including cabinets, trim, shelving, and fencing.
- Paint and perform touch-up work throughout the property.
- Repair and replace smoke detectors, carbon monoxide detectors, and fire extinguishers as required.
HVAC Responsibilities
- Diagnose and repair HVAC systems.
- Replace filters and perform preventative HVAC maintenance.
- Check refrigerant levels and inspect ductwork.
- Install or replace thermostats and HVAC components.
- Respond to heating and cooling emergencies.
Plumbing Responsibilities
- Repair leaking faucets, toilets, sinks, and water lines.
- Clear clogged drains and sewer backups.
- Install and replace plumbing fixtures.
- Repair garbage disposals and water heaters.
Electrical Responsibilities
- Troubleshoot electrical issues.
- Replace outlets, GFCIs, switches, and lighting fixtures.
- Install ceiling fans and appliances.
- Ensure electrical systems comply with safety standards.
Make-Ready (Turn) Responsibilities
- Prepare vacant apartments for new residents.
- Inspect units for damages.
- Complete punch list items.
- Install new appliances when needed.
- Replace blinds, door hardware, and fixtures.
- Clean and repair cabinets and countertops.
- Ensure units meet company standards before move-in.
Grounds Responsibilities
- Maintain the cleanliness of breezeways, sidewalks, and parking lots.
- Remove trash and debris from the property.
- Pressure wash buildings and sidewalks.
- Perform minor landscaping duties.
- Maintain exterior lighting.
- Report safety hazards immediately.
Emergency Responsibilities
- Participate in an on-call rotation for after-hours emergencies.
- Respond to plumbing leaks, HVAC failures, electrical outages, and lockouts.
- Assist during storms, flooding, or other emergency situations.
Skills
- Knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
- Ability to troubleshoot maintenance issues independently.
- Strong organizational and time-management skills.
- Ability to prioritize multiple work orders.
- Good communication and customer service skills.
- Ability to lift up to 50–75 pounds and work indoors and outdoors in varying weather conditions.
- Valid driver's license
- EPA Section 608 Certification (preferred for HVAC-related work).
- Ability to work on-call, weekends, and holidays as scheduled.
