SDK Millbridge Gardens is seeking a full-time Leasing Manager to join our team. Reporting to the Property Manager, the Leasing Manager will lead the leasing activities for the community, mentor and train leasing associates, screen and select residents and negotiate lease terms ensuring high occupancy and renewal rates.
With an emphasis on respect, understanding, and responsiveness, the Leasing Manager will help foster a welcoming environment that reflects the values of SDK.
This position is based in Clementon, NJ, with office hours that include Saturdays. Some travel between other properties will also be required.
About the Position
As our Leasing Manager, you will…
- Model behavior aligned with SDK values when interacting with anyone associated with SDK.
- Oversee and manage the leasing process for the property; support other locations as needed.
- Drive organizational revenue by meeting occupancy and renewal targets.
- Develop strategies to target resident populations and markets property or community of properties, with the goal of maximizing occupancy.
- Create high quality marketing content, effectively utilize various channels, including online listings and social media and track engagement rates.
- Establish standard lease terms and lead leasing negotiations.
- Develop and maintain relationships with current and prospective residents.
- Ensure that all leasing representations in the assigned property or region meet SDK standards, including but not limited to the way property tours are conducted, and how leasing inquiries are handled.
- Train team members in leasing processes, requirements and best practices.
- Ensure the integrity of all leasing records and ensure compliance in handling and storage of personal information.
- Conduct comp shops regularly; stay informed of market trends and competitor activities.
- Stay informed about applicable laws and regulations and ensure all leasing activities comply with relevant legal requirements; ensure the team stays informed of applicable laws.
- Serve as a partner to the property team members in managing the ongoing relationship with the residents throughout their tenancy.
- Collaborate with team members to ensure all move-ins and move-outs are seamless.
- Ensure the accuracy of all move-ins, adhere thorough quality checks to maintain high standards.
- Maintain accurate, in-depth knowledge of all aspects of the community, particularly in rent and pricing information, vacancies, apartment availability, lease expirations, square footage and the broader community.
- Perform other related duties proactively.
About Your Professional Background & Skills
- Undergraduate degree, or a blend of education and related experience.
- Must have 5 years of progressively responsible experience with a minimum of 3 years of direct management experience in a multifamily leasing environment.
- Real estate license is a preferred qualification.
- Comprehensive knowledge of leasing and marketing concepts, principles and laws regarding residential housing.
- Exceptional verbal and written communication and presentation skills.
- Excellent customer-focus and interpersonal skills; has the ability to build rapport with others easily.
- Sound judgment and decision-making abilities.
- Strong analytical and attention to detail skills.
- Ability to follow through and manage multiple tasks concurrently.
- Valid driver license.
- Must be available on weekends.
- Possesses stellar references and stable work history.
- Proficient in MSOffice and RealPage.
- Must be able to work with any employer in the US without any restrictions whatsoever.

The gross annualized base range for this position is between $55,000 – 65,000 plus bonus potential. The actual compensation will be based on factors unique to the candidate, including direct years of experience and depth of knowledge.
