Preconstruction Manager
We are seeking an experienced Estimating / Preconstruction Manager to lead the front-end planning, budgeting, and procurement efforts for commercial construction projects. This role is critical in ensuring accurate cost forecasting, strong subcontractor engagement, and a seamless transition from preconstruction into operations.
The ideal candidate has a strong background in commercial construction estimating, understands market conditions, and can confidently manage multiple projects in various stages of development.
Key Responsibilities
- Lead all preconstruction efforts from concept through GMP/buyout
- Prepare detailed estimates, conceptual budgets, and cost plans
- Perform quantity takeoffs and pricing analysis across all trades
- Manage subcontractor outreach, bid leveling, and scope reviews
- Develop and maintain scopes of work for all trades
- Identify value engineering opportunities and cost-saving strategies
- Coordinate with ownership, design teams, and internal operations staff
- Evaluate drawings, specifications, and constructability issues
- Support project handoff to operations, ensuring complete buyout and scope clarity
Qualifications
- 5+ years of experience in commercial construction estimating or preconstruction
- Strong knowledge of construction means, methods, and pricing in the Florida market
- Experience with conceptual estimating and detailed takeoffs
- Ability to read and interpret plans, specs, and contract documents
- Strong subcontractor relationships
- Proficiency in estimating software and Excel
- Excellent communication, negotiation, and organizational skills
