Deer Meadows Maintenance Assistant-PART TIME
This position is an excellent opportunity for someone looking to build skills in property maintenance with on-the-job training and mentorship from experienced maintenance staff. This position is employed through the Boyne City Housing Commission and assigned primarily to Deer Meadows Apartments.
Essential Job Functions
· Maintain cleanliness and orderliness of common areas including hallways, bathrooms, kitchens, floors, windows, entrances, and grounds.
· Perform trash removal and ensure common spaces are safe, sanitary, and presentable.
· Maintain exterior property appearance including entrances, walkways, and parking areas.
· Perform seasonal groundskeeping including mowing, trimming, edging, weed control, litter removal, planting, and pruning.
· Perform snow removal and ice control including shoveling, snow blowing, and application of salt/ice melt products.
· Monitor sidewalks, parking areas, and entrances for safety hazards.
· Operate and maintain mowers, trimmers, blowers, snow removal equipment, and related tools.
· Complete minor and routine work orders such as tightening hardware, replacing batteries, changing light bulbs, adjusting doors, and similar tasks.
· Perform preventative maintenance tasks assigned, including filter changes, smoke detector checks, and routine property inspections.
· Report maintenance needs, safety hazards, or property concerns to management.
· Assist with preparing vacant units for occupancy including cleaning, debris removal, painting, and general preparation.
· Support maintenance staff with unit turnover tasks as skills develop.
· With guidance and training, gradually take on basic building maintenance tasks including minor plumbing, electrical, carpentry, and appliance repairs.
· Assist experienced maintenance staff on repair projects and learn proper techniques and procedures.
· Coordinate and provide access for outside contractors and service providers as directed.
· Assist with loading/unloading supplies and delivering materials to work sites.
· Maintain records, work order documentation, and inventory of tools and supplies as required.
· Report tenant concerns, lease violations, or property damage to management.
· Provide on-call emergency support as needed (e.g., snow emergencies, property security issues).
· Other duties as assigned by the Executive Director.
Minimum Qualifications
· High school diploma or equivalent.
· Ability to safely operate lawn equipment, snow removal equipment, and basic hand/power tools.
· Ability to work independently and manage time effectively with limited supervision.
· Valid Michigan driver's license or ability to obtain one.
· Must be insurable by the Housing Commission's insurance carrier.
· Reliable transportation required.
Preferred Qualifications
· Experience with lawn care, groundskeeping, or snow removal.
· Experience with general cleaning or custodial work.
· Some familiarity with basic building maintenance or repair is a plus but not required — we will train the right candidate.
· Experience or knowledge of affordable housing a plus.

Physical Requirements
· Extensive standing, walking, bending, kneeling, climbing, lifting, and physical labor.
· Ability to lift and carry up to 50 pounds.
· Ability to work outdoors in all weather conditions including snow, rain, heat, and cold.
· Ability to operate lawn and snow removal equipment safely.
Working Conditions
· Exposure to outdoor weather and seasonal elements.
· Exposure to cleaning products, dust, and occasionally unsanitary conditions.
· Occasional emergencies or after-hours response may be required.
Pay: From $20.00 per hour
