Commercial Maintenance Technician — Role Description
A Commercial Maintenance Technician is a multi‑skilled tradesperson responsible for keeping commercial properties — such as retail, office, and industrial buildings — in safe, efficient, and attractive conditions. Schoenauer Property Management Inc. is a locally owned family business that has been around for over 25 years managing over 350,000 sq.ft. of commercial property.
Key Duties and Responsibilities
Property Inspections & Reporting: Conduct regular inspections, document deficiencies, and submit repair or improvement requests to the property manager
General Repairs & Maintenance: Perform scheduled and unscheduled repairs, installations, and upkeep to ensure continuous and safe operation of facilities
Grounds & Exterior Maintenance: Support exterior activities such as snow removal, landscaping, parking lot upkeep, and groundskeeping
Light Trades & Repairs: Carry out painting, light carpentry, and minor electrical or plumbing repairs
Systems Maintenance: Install, maintain, and repair HVAC, electrical, plumbing systems, water distribution, roofing systems, and fire suppression systems
Emergency Response: Respond promptly to tenant, customer, or client concerns and after‑hours emergencies, often on call
Professional Interaction: Communicate effectively with tenants, visitors, contractors, and government officials in a courteous and timely manner
Skills and Qualifications
Education: High school diploma or equivalent
Experience: 2+ years in maintenance or construction field.
Certifications: HVAC certification is a plus, but not necessary.
Technical Skills: Proficient in using tools and equipment; competent in reading and writing English.
Soft Skills: Professionalism, strong communication, teamwork, urgency, and problem‑solving ability
Physical Requirements: Able to lift up to 80 lbs, perform tasks requiring bending,
reaching, climbing, and stooping
Additional Requirements: Must have reliable, registered transportation and a valid
driver's license with a clean driving history.
Work Environment
The role requires on‑site work in various commercial environments, often involving exposure to weather, machinery, and electrical systems. Technicians must be adaptable to changing priorities and able to work independently or as part of a team.
Job Title: Maintenance Technician
Full Time: This is a full-time position.
Rate: Starting at $18.00/hr+ depending on experience
Pay: $18.00 - $22.00 per hour
