Join our dynamic team as a Hard Money Loan Originator and become a vital driver of our fast-paced financial services operation. In this role, you will be at the forefront of originating short-term, asset-based loans (Fix & Flip, Bridge, and DSCR rental loans) that empower real estate investors and developers to seize opportunities quickly.
We operate strictly in the business-purpose, non-owner occupied space, meaning you can forget the red tape of traditional consumer mortgages. This position offers a high-energy environment where your negotiation skills, investor network, and passion for sales will directly translate into uncapped earning potential.
Responsibilities
- Origination & Sales: Actively prospect and engage with real estate investors, developers, and flippers to understand their financing needs and present tailored loan solutions.
- Deal Structuring: Manage the entire loan origination process, including initial consultation, deal structuring (LTV/LTC calculations), and analyzing project feasibility.
- Rehab & Asset Evaluation: Review investor deal economics, including purchase prices, estimated repair costs (rehab budgets), and After-Repair Values (ARV).
- Pipeline Management: Collaborate closely with processing, underwriting, and capital partners to facilitate smooth, rapid loan funding.
- Relationship Building: Build and maintain a robust network of repeat investor clients, real estate agents, and wholesalers.
Qualifications & Skills
- Experience: 3+ years of experience in hard money lending, commercial real estate, or alternative mortgage origination.
- Investor Mindset: Deep understanding of business-purpose lending metrics, including DSCR (Debt Service Coverage Ratio), LTV, LTC, and ARV.
- Sales-Driven: Strong negotiation abilities combined with excellent sales techniques to attract and retain high-volume investor clients.
- Tech Savvy: Proficiency in modern CRMs and loan origination software for efficient pipeline management.
- Licensing: Active NMLS or State Real Estate License preferred (Required depending on the specific state of operation).
- Note: Because this role is strictly focused on business-purpose, commercial-grade lending, familiarity with consumer guidelines (TILA, TRID, Fannie Mae/Freddie Mac) is not required.
