The Maintenance Supervisor must have a clean motor vehicle record and pass criminal background check. This position requires hands on experience in both janitorial and maintenance.
Maintenance Supervisor Job Description
- Provide support to all assigned property employees.
- Recruitment and development of new and existing employees.
- Complete and coordinate the completion of all property work orders.
- Provide hands on maintenance tasks as necessary and as directed by property to complete facility maintenance obligations of the property to include HVAC, Plumbing, Fire/Life Safety, Electrical & Lighting Repairs, Drywall/Painting, and general repairs.
- Assistance with coordinating and scheduling maintenance or repair services with all service providers.
- Assistance with coordinating with vendors and contractors to schedule and oversee repairs and maintenance requests.
- Assessing property for improvements projects (light painting, power washing, concrete repairs, irrigation issues
- Fire Life Safety - Draining drum drips in garages bi-weekly during cold weather to prevent freezing pipes.
- Fire Life Safety - (Weekly) Visually inspect all locked water valves. (Monthly) Physically exercise the valves.
- Monitor the generator gauge.
- Purchasing & replacing light bulbs or arranging for light bulbs changes that are not within reach (offices, garages and building exterior wall packs)
- Purchasing & replacing ceiling tiles (offices, garages, and common area corridors.
- Replace banners (quarterly)
- Clean leaves off roofs.
- Clean debris around dumpsters
- Light power washing of high traffic areas and trash areas, etc.
- Monitoring façade cleanliness
- Working with the Property Team to build calendar for roof drain cleaning, grease traps, sump pumps, fire inspections, etc.
- Cleaning / maintaining riser rooms
- Create/maintain key box system
- Reset sump pump when necessary.
- Reset door codes for building entry, if necessary.
- Quarterly roof drain checks
- Purchase water for kitchen cooler
- Maintain lobby plants
- A Computerized Maintenance Management Software (CMMS) may or not be applicable to each site. If a CMMS is present, then the work orders will be tracked and maintained utilizing the designated platform. If a CMMS is not present, an electronic filing program must be kept and maintained.
- Provide coordination in all tenant related construction, as directed by the property.
- Plan and supervise operations for landscaping needs of the property, as needed.
- Coordinates the labor needed for all Marketing related functions.
- Must be available to work off hours when needed.
- Must be open to occasional travel for training and assistance to other sites.
- Assist in the recruitment and development of new employees as needed for each site location.
- Assure proper MSDS of every product utilized is available as required.
- Ensure that safety awareness and compliance is adhered to and properly documented in each employee file on site.
- Verify that all company policies and procedures are complied with and documented. (No Exceptions)
- Counsel and terminate employees as directed by Human Resources.
- Attend regular meetings as required by the property.
Schedule: Sunday-Thursday: 7am-4pm (on call on weekends)
As Needed
- Coordinate and meet with contractors onsite.
- Troubleshoot maintenance concerns onsite.
- Help the property determine should repairs be completed or contracted.
- Help the property negotiate contracted services.
- Communicate with management on any abnormal property activities.
- Provide assistance to customers.
- Assist marketing in setting up display/décor.
- Set-up community rooms per schedule. Set-ups are only to provide necessary equipment unless otherwise requested.
- Duties that are outside of this scope that require additional manpower can be billed back to the landlord at the agreed upon flat rate with a signed ‘out-of-scope’ form.
- Clean canopies as needed for additional charge.
