Position Summary
The Residency Consultant serves as a key driver of occupancy growth for Corso Atlanta Phase II, a luxury senior living expansion currently under development. This role is responsible for generating qualified leads, cultivating relationships throughout the local market, and guiding prospective residents and their families through every stage of the sales journey- from initial inquiry through move-in.
Success in this position requires a highly motivated sales professional with proven pre-lease experience, exceptional relationship-building skills, and the ability to thrive in a fast-paced startup environment. The Residency Consultant will spend significant time outside of the community developing referral partnerships, networking within the community, hosting events, and building excitement for Corso Atlanta before opening.
Essential Responsibilities
- Achieve and exceed monthly and annual occupancy and pre-lease goals.
- Manage the entire sales cycle from prospect generation through move-in.
- Conduct discovery conversations to understand the needs of prospective residents and families.
- Maintain an active sales pipeline and consistently follow up using the company's CRM.
- Execute strategic sales plans that maximize deposits and pre-opening reservations.
- Present the Corso lifestyle, services, amenities, and value proposition with confidence and professionalism.
- Develop and execute pre-opening sales strategies that build awareness and generate qualified leads.
- Create excitement within the marketplace leading up to opening.
- Secure deposits and reservations while maintaining frequent communication with future residents.
- Coordinate VIP previews, hard hat tours, informational seminars, and exclusive pre-opening events.
- Partner with Operations, Marketing, and Development teams to ensure a seamless community launch.
- Build and maintain strong referral relationships with hospitals, physician offices, rehabilitation facilities, home health agencies, financial advisors, elder law attorneys, real estate professionals, senior organizations, and other community partners.
- Represent Corso Atlanta at networking events, trade shows, chamber meetings, and community organizations.
- Develop strategic partnerships that create a consistent referral pipeline.
- Identify new outreach opportunities that increase market awareness and brand recognition.
- Plan, coordinate, and participate in marketing events designed to generate qualified leads.
- Host educational seminars, open houses, networking receptions, and appreciation events.
- Collaborate with the Marketing team on campaigns, social media initiatives, and promotional opportunities.
- Serve as a brand ambassador for Corso Atlanta throughout the community.
- Deliver an exceptional experience for every prospective resident and family.
- Build trust through consistent communication, responsiveness, and follow-through.
- Guide prospects through financial conversations, apartment selection, reservation agreements, and move-in coordination.
- Maintain strong relationships with future residents throughout the construction and pre-opening process.
Qualifications
- Bachelor's degree preferred.
- Minimum of 3 years of senior living, luxury hospitality, multifamily, or related sales experience.
- Previous pre-opening or pre-leasing experience strongly preferred.
- Demonstrated success achieving and exceeding sales goals.
- Proven business development and networking experience with measurable results.
- Excellent presentation, negotiation, and closing skills.
- Strong organizational and CRM management skills.
- Ability to work evenings and weekends as needed for events and prospect engagement.
- Valid driver's license and reliable transportation.
