Full-Time Lead Maintenance Tech - Apartment Rentals

V4 is a leading property manager in the city of Providence, managing not only traditional residential apartments but also operating one of the top-rated short-term rental portfolios in the area.
We are currently seeking a skilled, reliable, and hands-on maintenance technician to join our team and take ownership of the maintenance and repair needs across our Providence properties. This is a full-time position, averaging 35–40 hours per week.
This role is ideal for a skilled, experienced handy person who takes initiative and truly owns their work. You’ll play a key role in keeping our operations running smoothly, and we’re looking for someone who takes pride in doing things right — every detail matters.
Success in this role requires a strong attention to detail (every “i” dotted and every “t” crossed), a customer-first mindset when working with both team members and tenants, and the flexibility to adapt quickly. Some days may be planned around projects, but others will require you to pivot on the fly — jumping in, driving across the city, and handling last-minute issues to make sure our guests and residents are taken care of.

Position Details:
- Weekday - Full time (35-40hrs/week)
- 8:30 AM – 4 PM weekdays
- On call - off hours and weekends- every other week for time sensitive issues with tenants or guests.
Key Responsibilities:
- Perform general maintenance and repairs across rental properties
- Painting and drywall repair
- Window blind installation and replacement
- Appliance troubleshooting/minor repairs
- Minor plumbing (replace faucets, install toilets, clean filters, replace showerheads)
- Hanging pictures, mirrors, shelves, and TVs as needed
- Some minor exterior repairs, ability to use up to a 24 ft ladder on your own
- Light electrical work (changing lightbulbs, replacing switches/outlets or lights)
- HVAC filter changes
- Landscaping
- Lock replacements and minor door repairs
- Occasional light cleaning
- Warehouse Organization & Supply Management
- Delivery, pick-up, and assembly of furniture (beds, mattresses, desks, dressers) for short-term and furnished rentals
- Communicate repair status by phone app or text
- Work directly with team on scheduling and project updates
- Works directly with the project manager and president of the company
Qualifications:
- Must live within 20 minutes of the center of Providence
- Prior experience required
- Excellent communication and personal skills (must speak English)
- Strong problem-solving abilities and attention to detail
- Driver's License and reliable personal vehicle for travel
- Ability to lift, move, and assemble furniture and appliances as needed
- Ability to lift, bend, climb ladders, and perform physical work
- Proficiency with basic technology (smartphone, apps) strongly preferred
- Trustworthy, dependable, and professional demeanor
- Must be able to pass background check
Compensation & Benefits:
- Pay range: $25–$30/hour (based on experience)
- 7 Days earned Paid Time Off per year
Pay: $25.00 - $30.00 per hour
