Work Schedule : Full-time, Hybrid (including occasional travel to Salt Lake City, UT)
Compensation : $100,000 - $110,000 annually, DOE; performance bonus opportunity
Position Summary:
We are seeking a dynamic and experienced Regional Property Manager to oversee a diverse portfolio of residential properties across Northern California and Salt Lake City, Utah. This leadership role is vital in maintaining operational excellence, ensuring regulatory compliance, driving financial performance, and fostering resident satisfaction. The successful candidate will serve as the key liaison between property teams and executive leadership, advancing the company's reputation for integrity, accountability, and superior property management.
Key Responsibilities:
- Provide strategic leadership and oversight for property performance across the assigned portfolio, including occupancy rates, leasing activity, lease renewals, and delinquency management.
- Manage, mentor, and develop on-site property managers and leasing staff through regular coaching, site visits, and performance evaluations.
- Review and approve property budgets, monitor monthly financial reports, and identify variances or opportunities for cost savings.
- Ensure all properties adhere to federal, state, and local housing laws and regulations, including landlord-tenant laws and fair housing regulations in California.
- Collaborate with maintenance teams to schedule timely unit turnovers, preventative maintenance, and capital improvement projects.
- Handle escalated resident concerns, fair housing complaints, and enforce lease agreements to sustain high resident satisfaction levels.
- Support recruitment, onboarding, and ongoing training of regional staff in partnership with HR and leadership teams.
- Conduct routine property inspections to uphold physical standards and curb appeal.
- Prepare and present regional performance reports to senior leadership, providing insights and strategic recommendations.
- Enforce company policies, procedures, and core values across the entire regional team.
Required Qualifications:
- Minimum of 5 years of property management experience, including supervisory or multi-site oversight.
- In-depth knowledge of Fair Housing laws and landlord-tenant regulations specific to California.
- Proven success managing budgets, occupancy goals, and financial reporting systems.
- Strong leadership and team management skills with a focus on coaching and development.
- Excellent communication, conflict resolution, and problem-solving abilities.
- Proficiency with property management software such as AppFolio (preferred) or similar platforms.
- Valid driver’s license with the willingness to travel regularly between properties, including out-of-state travel when necessary.
Preferred Skills & Experience:
- Bachelor’s degree or equivalent professional experience.
- Industry certifications such as CAM (Certified Apartment Manager) or similar.
- Familiarity with property maintenance practices, property inspections, and improvement planning.
- Knowledge of California housing regulations, landlord-tenant laws, and fair housing compliance.
- Facility management and financial reporting skills utilizing Microsoft Office and related tools.
- Embrace of technology and innovative solutions, including AI integration in property management.
