Job Overview
We are seeking a proactive and skilled Maintenance Technician to join our dynamic team. In this vital role, you will responsible for the day-to-day maintenance, minor repair, and general upkeep of the building, including its HVAC (heat pump), plumbing, electrical, and structural systems. This role requires a versatile, detail-oriented professional who can identify issues early, perform minor repairs competently, and know when to escalate work to licensed contractors. When not actively engaged in maintenance work, this person will staff the building's concierge desk.
Responsibilities
- Perform routine inspections and preventive maintenance on building systems, with particular attention to heat pump HVAC equipment
- Make minor plumbing repairs (leaks, clogs, fixture replacement, minor pipe repair)
- Make minor electrical repairs (outlets, switches, lighting fixtures, breakers) within the scope of non-licensed work
- Perform minor carpentry repairs (doors, trim, flooring, drywall patching)
- Identify, respond to, and clean up water infiltration issues, including locating sources and coordinating follow-up repairs as needed
- Conduct general porter duties: common area upkeep, trash/recycling removal, light cleaning, snow/ice management as needed
- Monitor building systems for signs of malfunction and report/escalate issues beyond scope to the owner or licensed trades
- Maintain accurate records of repairs, maintenance performed, and recurring issues
- Respond promptly to tenant maintenance requests and communicate professionally with tenants
- Staff the concierge/front desk during periods not occupied by maintenance work — greeting visitors and tenants, answering phones, receiving deliveries, and directing inquiries as appropriate
Qualifications
- Minimum 3–5 years of experience in commercial or residential property maintenance
- Working familiarity with heat pump systems (operation, basic troubleshooting, filter/maintenance tasks)
- General knowledge of HVAC, plumbing, and electrical systems
- Demonstrated ability to perform minor repairs across multiple trades (plumbing, electrical, HVAC, carpentry)
- Experience identifying and remediating water infiltration or moisture issues
- Comfortable working in an older (pre-war) building with a mix of original and updated systems
- Strong problem-solving skills and good judgment about when a repair requires a licensed professional
- Reliable, self-directed, and able to prioritize multiple maintenance requests
- Good communication skills for interacting with tenants and ownership
