5. P erforms building surface maintenance tasks such as: inspecting roofs for leaks, cleaning gutters; removing
debris from roofs, inspecting interior and exterior walls for cracks and holes and repairing; inspecting doors
a nd windows, including hardware and adjusting or repairing, etc.
6. P erforms such electrical tasks as: relamping, replacing light fixtures, switches, and outlets, and replacing fuses
and resetting circuit breakers.
7. P erforms such mechanical tasks as repairing and/or replacing space temperature and HVAC equipment controls.
8. P erforms such carpentry work as: hanging doors and installing windows; replacing/repairing door and window
hardware; reglazing windows; installing and/or repairing door and window screens; replacing and/or repairing
cabinets and handrails; repairing roofs, gutters and downspouts; replacing floor tiles and repairing carpet; and
patching plaster walls and ceilings.
9. P erforms such masonry work as: patching cracked concrete; replacing broken masonry blocks and ceramic tiles;
r egrouting ceramic tile; and sealing concrete and exterior brick walls.
10. Performing such plumbing tasks as: replacing faucet washers, seats, stems, spigots and hardware; resetting
commodes, tubs and sinks; repairing water leaks; replacing and/or repairing flush valves or flush tank hardware;
and clearing clogged drains and soil lines.
1 1. Performs miscellaneous maintenance related tasks for a variety of situations as directed by immediate
supervisor such as: repairing playground equipment; servicing and/or repairing grounds care and custodial
equipment; servicing and/or repairing vehicles; and repairing work tools and equipment, etc.
12. Performs such plumbing tasks as: inspecting plumbing for leaks and repairing them as soon as possible;
replacing faucet washers, seats, stems, spigots, valves, pipes, traps, strainers, commodes, lavatories and
tubs; unclogging and checking drains, grease traps and sanitary sewage lines.
13. Provides assistance to other maintenance mechanics as necessary, performing such tasks as repairing building
surfaces and equipment, replacing equipment system components, installing new equipment and the like.
14. Operates HVAC (heating, ventilating and air conditioning) equipment according to established procedures and
instructions; checks all major system components daily and keeps an accurate operator's log, current at all times.
15. Utilizes a wide range of powered and non-powered hand tools such as drills, sanders, sewage line cleaners,
s aws, hammers, pliers, screwdrivers, wrenches, oilers and volt-ohm-amp meters.
16. Makes recommendations to the Director of Facilities and Maintenance regarding maintenance within a
specified area.
17. Trouble shoots maintenance problems using visual and appropriate testing equipment.
18. Operates and makes all installations and repairs in accordance with local, state and national codes.
19. Develops material lists for assigned jobs and obtains materials and equipment to perform these jobs.
20. Provides off-shift and weekend maintenance coverage as scheduled by the Director of Facilities and
Maintenance.
