THE GIG:
- General office functions including but not limited to answering phones, checking mail, messages, and rental drop box; filing and maintaining lease records.
- Oversees and manages leasing process including showing apartments, completing guest cards, approving applications, preparing lease agreements, resident move-in procedures, and tenant move-out requirements.
- Provides follow up with all prospects regarding touring the community and with all residents regarding maintenance requests or other issues.
- Implements and successfully monitors lease renewals on a proactive basis.
- Develop and implement resident retention, marketing and advertising programs.
- Monitors all marketing aspects and makes changes as necessary.
- Utilizes all marketing tools provided to the community to fullest potential.
- Prepares annual budgets in timely manner. Adheres to budget during calendar year.
- Maintains accurate and up to date property accounting and collections.
- Utilizes property software in all aspects of property management.
- Intakes and schedules maintenance requests; monitors completion and resident satisfaction.
- Completes market surveys as needed and evaluates competition to provide feedback regarding improving community.
- Walks entire property and building common areas such as hallways and laundry rooms; checks for maintenance and safety concerns; spot cleans areas as needed.
- Process A/P invoices no less than weekly to ensure timely payment.
- Submit petty cash reimbursements no less than one time per month.
- Manage and approve purchasing of supplies, services and merchandise used at community.
- Ensure community is functioning with high efficiencies and cost saving measures are utilized at all times.
- Responsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenue.
- Resolve resident issues through professional verbal or written communication.
- Ensures market ready units are completed in timely manner on a monthly basis.
- Other duties as determined, assigned.
- Responsible for recruiting, training, mentoring and managing all site staff. Set clear performance expectations for each team member and hold them accountable.
- Conduct team meetings on weekly basis to review progress and goals at the community.
- Approve all work being performed by vendors at the community.
- Give direction to and monitor maintenance progress daily to ensure quality and timeliness.
- Responsible for setting work schedules for all employees.
- Responsible for writing and reviewing Performance Evaluations with all employees at site.
- Supervise maintenance of buildings and grounds.
- Create a positive environment for the staff and promotes a quality living experience for residents.
- Approves all employee time cards.
