Job Overview
The Property Management Director of Operations is responsible for overseeing the daily operational performance. This leadership role ensures operational efficiency, financial performance, regulatory compliance, tenant satisfaction, and team development.. The Director of Operations works closely with ownership, property managers, maintenance teams, vendors, and residents to drive organizational goals and maintain high service standards.
Key Responsibilities
Operational Leadership
- Oversee day-to-day operations of the properties.
- Develop and implement operational policies, procedures, and best practices.
- Ensure consistent property management standards across both locations.
- Monitor property performance metrics and implement improvement strategies.
Financial Management
- Prepare and manage operational budgets and forecasts.
- Review financial reports, rent collections, expenses, and variance analyses.
- Identify cost-saving opportunities while maintaining service quality.
- Ensure properties meet occupancy, revenue, NOI and distribution targets.
Team Management & Development
- Lead and support, property managers, maintenance supervisors, leasing teams, and maintenance staff.
- Conduct performance evaluations and provide ongoing coaching.
- Recruit, train, and retain high-performing team members.
- Foster a positive and accountable workplace culture.
Tenant Relations
- Maintain strong relationships with tenants.
- Address escalated tenant concerns and operational issues promptly.
- Ensure high levels of tenant satisfaction and retention.
- Provide regular operational updates and reporting to owners.
Compliance & Risk Management
- Ensure compliance with federal, state, and local housing regulations.
- Maintain adherence to company policies, fair housing laws, and safety standards.
- Oversee vendor contracts, insurance requirements, and risk mitigation efforts.
- Coordinate property inspections and audits.
Vendor & Asset Oversight
- Manage vendor relationships, service agreements, and procurement processes.
- Oversee capital improvement projects and maintenance operations.
- Ensure preventive maintenance programs are effectively executed.
- Evaluate property conditions and recommend operational improvements.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Property Management, or related field preferred.
- 5+ years of property management experience.
- Minimum 3 years in a senior leadership or multi-site management role.
- Strong knowledge of property management software and financial reporting systems.
- Excellent leadership, communication, and problem-solving skills.
- Thorough understanding of Fair Housing regulations and property operations.

Work Environment
This position may require travel between properties and occasional after-hours availability for emergencies or operational needs.
Pay: $110,000.00 - $150,000.00 per year
