Position Summary
The Property Manager is responsible for the overall operations, financial performance, and resident satisfaction of a 250+ unit apartment community. This is a hands-on role requiring active daily involvement in operations, leasing activity, resident relations, and property oversight. The ideal candidate maintains a strong onsite presence and ensures high standards are upheld throughout the community.
Key Responsibilities
Hands-On Operational Management
- Maintain an active, daily presence throughout the property, including regular unit, amenity, and curb appeal inspections.
- Oversee day-to-day operations to ensure efficiency and consistency.
- Manage leasing activity, resident concerns, and operational needs on an ongoing basis.
- Ensure property standards are consistently maintained through proactive oversight.
Financial & Asset Management
- Prepare and manage annual operating budgets and monthly forecasts.
- Monitor financial performance and implement strategies to improve NOI.
- Review rent rolls, delinquency reports, occupancy trends, and expense variances.
- Oversee rent collections and delinquency management processes.
Leasing & Revenue Management
- Manage leasing strategy including pricing, renewals, and marketing efforts.
- Conduct property tours, process applications, and execute leases.
- Monitor leasing performance and adjust strategies to meet occupancy goals.
- Analyze market data and competitor trends to drive rental growth.
- Maintain strong online reputation management and resident satisfaction scores.
Resident Experience
- Handle resident concerns and ensure timely, effective resolution.
- Maintain strong visibility and accessibility to residents.
- Coordinate resident engagement initiatives and community-building efforts.
Maintenance & Vendor Oversight
- Coordinate and monitor work orders and unit turns to ensure quality and timeliness.
- Conduct inspections of completed work and vacant units.
- Coordinate vendor services and monitor performance.
- Support capital improvements and ongoing property upkeep.
Compliance & Risk Management
- Ensure adherence to Fair Housing and regulatory requirements.
- Maintain organized, audit-ready files and documentation.
- Monitor safety procedures and risk mitigation practices.
Qualifications
- 3–5+ years of multifamily property management experience
- Strong financial acumen and revenue management experience
- Highly organized, proactive, and operationally driven
- Comfortable taking initiative and being directly involved in daily property operations
Job Type: Full-time
Pay: $55,000.00 - $65,000.00 per year
