A commercial construction company is seeking an experienced Project Superintendent for
approximately 8-weeks. Supporting commercial restoration and tenant
improvement projects.

5+ years of commercial construction superintendent
experience
Strong experience coordinating MEP trades (Electrical,
Plumbing & HVAC)
Restaurant/QSR, commercial remodel, or restoration
experience preferred
Ability to manage subcontractors, schedules, safety,
inspections, and overall field operations

RESPONSIBILITIES
Field
Leadership & Scheduling
Run daily operations on site — sequence work, manage subcontractor crews, and
hold the schedule on accelerated (six-day) timelines to minimize overall
project duration.
Coordinate the full trade stack with heavy emphasis on MEP, which drives the
majority of scope on these projects: complete interior electrical
remove-and-replace, domestic water / sanitary / vent / gas rough-in, and full
rooftop packaged HVAC replacement.
Manage material and equipment deliveries, staging, and rooftop unit rigging to
keep trades productive and avoid schedule conflicts.
Restaurant & Commercial Systems
Oversee restaurant-specific scope: walk-in cooler/freezer chiller replacement,
grease trap cleaning and pump-out, hydro-jetting of sanitary lines, commercial
kitchen rough-ins and stub-outs, and FRP/finish work in kitchen and prep areas.
Coordinate life-safety systems including Ansul (wet-chemical) fire-suppression
evaluation above cooking equipment and code-required exiting, alarms, and
inspections.
Demolition, Remediation & Sanitizing
Direct selective demolition and coordinate suspended-ceiling grid/tile removal
to give remediation crews unobstructed access to concealed spaces.
Coordinate biohazard cleaning and mold remediation — including sanitizing of
surfaces contaminated by biological hazards using EPA-registered disinfectants,
containment, and verification before rebuild.
Code Compliance, Permits & Inspections
Serve as Company AHJ liaison — coordinate permits, schedule inspections, and
interface with the Authority Having Jurisdiction (e.g., City of Tacoma) and
utility providers on restoration and reconnection.
Verify code compliance across trades: NEC / NFPA 70 (electrical), IPC and IFGC
(plumbing and fuel gas), IMC and IECC (mechanical and energy), and applicable
local codes.
Owner Coordination, QC & Closeout
Interface with the owner and their representatives (e.g., Jack in the Box
operations/facilities) on utility restoration, access, and turnover
expectations.
Maintain project documentation: daily reports, progress photos, RFIs,
submittals, and schedule updates; verify installed work against plans,
specifications, and the approved estimate/scope.
Drive punch-list and closeout — final cleaning, startup/commissioning support,
functional testing, and compilation of as-builts, O&M manuals, and
warranties.
Site Logistics & Safety
Establish and manage temporary facilities — temporary power hookups, string
lighting, temporary toilets and hand-washing stations, dumpsters, and debris
hauling.
Own jobsite safety — enforce OSHA-compliant practices, biohazard
QUALIFICATIONS
5+ years as a commercial construction superintendent, with restoration,
QSR/restaurant, or insurance-loss rebuild experience strongly preferred.
MEP fluency — able to read mechanical, electrical, and plumbing plans and
coordinate trades where MEP is the dominant scope.
Restoration workflow familiarity — comfortable working from insurance-style
estimates and scopes (e.g., Xactimate) and DocuSketch/measurement
documentation.
Plan and estimate literacy — read construction documents, quantify scope, and
hold subs accountable to line-item work.
OSHA 30; CHST, STSC, or equivalent safety certification is a strong plus.
Prevailing-wage / regional tax awareness — familiarity with Washington State
(and other jurisdictions’) labor, sales-tax, and permitting requirements.
Willingness to travel and relocate to project sites for the duration of
accelerated assignments.
WORK
ENVIRONMENT
Active commercial construction and restoration sites. The role requires walking,
standing, climbing ladders, and accessing rooftops and confined equipment
spaces; lifting up to 50 lbs; and working in environments that may involve
demolition dust, biohazard remediation, and temperature extremes (including
walk-in cooler/freezer spaces). Appropriate PPE is provided and required.
