We are currently seeking a dedicated and efficient Maintenance Supervisor to oversee our community’s maintenance operations.
Under the direction of the Community Manager, you will manage the overall maintenance of the community and its physical plant. This includes supervising maintenance personnel, coordinating services, and ensuring that all upkeep, inventory, and repairs of grounds, common areas, amenities, apartments, and buildings are performed efficiently and cost-effectively.

Schedule and directly supervise all in-house and contracted maintenance-related services.

Manage repairs, preventative maintenance, and capital projects within the property budget.

Coordinate the inventory, ordering, and delivery of necessary supplies and equipment for ongoing maintenance.

Assist the Community Manager with hiring, counseling, and terminating maintenance personnel. Address personnel issues effectively and ensure efficient use of resources.

Conduct daily inspections of the community grounds, common areas, and parking lots to ensure proper upkeep and address any deferred maintenance or life-safety issues.

Supervise the maintenance of pools, playgrounds, fitness equipment, and other amenities.

Ensure compliance with OSHA standards and company safety policies.

Monitor, schedule, and perform preventative maintenance as designated by the Company.

Participate in emergency response procedures for maintenance emergencies during evenings, weekends, and holidays.

Supervise all types of repairs, including electrical, plumbing, and carpentry work.

Ensure maintenance personnel properly maintain tools and wear required uniforms and safety equipment.

Respond to all resident requests in a courteous and efficient manner, ensuring resident satisfaction.

Exhibit professionalism and a positive attitude, promoting the same among maintenance staff.

Report unusual circumstances regarding residents, personnel, or the community promptly to the Community Manager and Regional Manager.

Comply with all Company policies and procedures and ensure adherence among team members.

Proficient in personnel management, conflict resolution, and advanced scheduling techniques.

In-depth knowledge of OSHA and relevant safety regulations, and experience implementing safety training programs.

Strong customer service orientation, with excellent verbal and written communication skills.

Critical thinking skills with the ability to assess situations and make informed decisions quickly.

Ability to foster a professional and positive work environment while mentoring team members.

Proficient in maintenance management software and strong organizational skills to manage multiple projects simultaneously.

Experience in conducting performance evaluations and devising resource management strategies.
