Position Summary
We are seeking a motivated, high-production Maintenance Technician I / Turn Specialist to join our local property management team in Decatur. This position is highly focused on executing the physical "make-ready" process to bring vacant apartments back to move-in condition. You will work alongside our Senior Maintenance team, focusing heavily on cosmetic repairs, general carpentry, painting, and drywall patching to aggressively reduce our vacancy backlog.
- Vacant Unit Turns: Execute high-volume "make-ready" punch lists on vacant units to ensure they are clean, fully functional, and move-in ready within a tight timeline.
- Drywall & Carpentry: Perform heavy drywall patching, mudding, sanding, and texturing. Repair or replace interior doors, trim, baseboards, cabinets, and drawers.
- Production Painting: Handle full-unit prep, taping, cutting, and high-efficiency interior painting (walls, ceilings, doors, and trim).
- Light Trades & Punch Work: Install window blinds, replace light fixtures, swap out electrical faceplates/switches, clear minor drain clogs, and install hardware (doorknobs, cabinet pulls, towel bars).
- Property Grounds & Trash-Outs: Assist in completely clearing out abandoned property/trash from vacant units and maintaining clean, safe property grounds.
Job Requirements & Qualifications
- Experience: 1–3+ years of experience in residential construction, apartment turns, general property maintenance, or professional painting/drywalling.
- Physical Demands: Highly physical role. Must be able to lift 50+ lbs regularly, stand for long periods, climb ladders, and move quickly between vacant units.
- Logistics: Must possess a valid driver’s license and reliable transportation
