GENERAL
These are general guidelines. The Maintenance person is expected to perform functions and tasks with minimum supervision, taking direction from, and is accountable to the General Manager. The maintenance person employed by HPMA shall have a good working knowledge of all phases of maintenance, grounds keeping and janitorial duties required at Hartstene Pointe. Incumbent is required to use tact, diplomacy and mature judgment and refrain from behavior that would have an adverse effect on the image of Hartstene Pointe.
Job is full-time, M-F, 7:30am-4:00pm
QUALIFICATIONS
1. Incumbent shall have knowledge of repair and maintenance techniques are able to lift in excess of 50 pounds and physically able to walk trails and common area while performing the required duties.
2. Should be a High School graduate, or equivalent, and be in good overall general health.
3. Must be able to deal with the public in a positive manner.
4. Must be self-motivated.
5. Must be able to balance and prioritize moving multiple projects along in a timely manner.
SCOPE
1. Perform a variety of maintenance and janitorial tasks assigned by the Hartstene Pointe Manager.
2. Perform grounds keeping duties, included but not limited to; mowing, weeding, cutting back brush and trees. Upkeep of all common area and keeping roads/ ditches and trails clear of debris including removing downed trees from roads and trails.
3. Skills may include basic computer literacy for tracking tasks and communicating with owners via community online portal. Basic carpentry, electrical and plumbing, use of HPMA equipment (tractor, chipper, mower and other power equipment), painting (exterior and interior), roof cleaning, ladder work, handyman skills, grounds keeping and janitorial.
4. Incumbent will learn and become qualified with pool operation and maintenance.
5. Must be proactive and fix, maintain or keep in good working condition the facilities of Hartstene Pointe.
6. Items needing repair and/or maintenance beyond the ability or scope of our maintenance staff should be brought to the General Manager for coordination with third party contractors, if required.
7. Report maintenance discrepancies to the Hartstene Pointe Manager.
8. Provide exterior maintenance to buildings for which the HOA is responsible.
9. Ability to be “on call” for emergency storm clean-up and/or repairs.
10. Work with Arborist, tree cutters, and GM on forest management.
11. Maintain maintenance shop and equipment.
MAINTENANCE
This is a partial/typical list of work items. Ultimately the work list is based on what is required to keep Hartstene Pointe a good looking, safe and well-maintained community:
1. Picnic areas and adjacent bathrooms shall be routinely checked, cleaned and the garbage collected. Minor repairs as needed
2. The interior of all common area buildings will be kept clean by sweeping, vacuuming, dusting, mopping and waxing, as appropriate. Bathrooms will be kept clean. Paper good and supplies will be checked and stocked routinely.
3. During the summer season, the maintenance staff shall open the pool daily and pool water shall be kept in a clean and bacteria-free condition. Tests on the pool water will be done at least three (3) times daily, as required by state law. Bathrooms in the pool area will be cleaned and sanitized daily.
4. The pool deck shall be maintained and free of debris.
5. The tennis, volleyball and basketball courts shall be swept and blown free of debris and maintained in a safe and useable condition.
6. The picnic and play areas will be kept clean and debris free. Horseshoe pits will be maintained by mowing the grassy areas and keeping loose sand in the pit areas.
7. Shelter structures will be maintained in a clean, safe and useable condition.
8. The surface of the paved roads, road shoulders, ditches and culverts, along with car and boat parking areas, will be kept clear of leaves and debris and in good repair. Vegetation will be removed from ditches to allow runoff water to flow freely.
9. Playground equipment shall be maintained in good, safe, useable condition.
10. Common area driveways shall be kept clean, free of growth and in good repair.
11. The trail system shall be maintained, and repairs to bridges, steps and railings shall be performed.
12. The boat launch ramps will be checked daily and kept debris free.
13. The garbage dumpster area will be cleaned as needed. Dumpsters opened and closed as needed. And be in communication with garbage service provider as it applies to dumpster deliveries and take-offs.
14. Routine maintenance of vehicles and equipment as recommended by the manufacturer for owner level maintenance.
15. Keep the shop, tools and supplies in a well-organized manner.
16. During extreme weather conditions, incumbent shall check for possible damage to dwellings; downed trees, broken water pipes, etc., and report findings to the Hartstene Pointe Manager.
17. Perform other duties as may be assigned by the Hartstene Pointe General Manager.
SAFETY
Maintenance employees shall follow safety protocols and in general perform tasks in a safe manner. Unsafe work environments should be brought to the attention of the General Manager.
