Construction Manager

Position Overview
We are seeking an experienced Construction Manager to oversee all phases of construction projects from pre-construction planning through project completion. The ideal candidate will have extensive experience managing residential and affordable housing construction projects, coordinating subcontractors and design teams, controlling budgets and schedules, and ensuring projects are completed safely, on time, and within budget.
This leadership role requires strong project management, estimating, scheduling, client management, and construction administration experience. The Construction Manager will serve as the primary point of contact for clients, consultants, subcontractors, and internal stakeholders throughout the project lifecycle.
Key ResponsibilitiesProject Management & Planning
- Manage construction projects through all phases, including initiation, planning, bidding, implementation, monitoring, and closeout.
- Develop and maintain project schedules, timelines, and milestone tracking.
- Coordinate all project stakeholders, including owners, architects, engineers, consultants, subcontractors, and field personnel.
- Identify potential project risks and implement corrective actions proactively.
Pre-Construction & Estimating
- Lead project bidding efforts, including preparation of bid packages and solicitation of subcontractor proposals.
- Perform preliminary cost estimates based on construction documents and bid packages.
- Analyze construction plans and specifications to develop project budgets and schedules.
- Meet with clients to discuss project scope, budgets, value engineering opportunities, and alternative construction solutions.
Construction Document Review & Coordination
- Review and evaluate all construction drawings and specifications, including:
- Architectural
- Structural
- Mechanical
- Electrical
- Plumbing
- Fire Protection
- Fire Alarm
- Site Development
- Pavement Plans
- Demolition Plans
- Cross Connections
- Coordinate with architects, engineers, consultants, and design professionals to resolve design conflicts and constructability issues.
- Prepare and manage Requests for Information (RFIs) and coordinate responses with design teams.
Procurement & Subcontractor Management
- Solicit, compare, level, and evaluate subcontractor bids.
- Analyze scope gaps, insurance requirements, exclusions, and pricing.
- Negotiate and execute subcontract agreements.
- Manage subcontractor performance throughout project execution.
Construction Execution
- Direct and supervise field personnel, subcontractors, and project teams.
- Conduct regular job site visits and project meetings.
- Coordinate inspections, testing, and quality control activities.
- Ensure compliance with project specifications, building codes, and safety regulations.
- Resolve field issues and construction conflicts efficiently.
Financial Management
- Monitor project budgets, costs, profitability, and forecasting.
- Review subcontractor invoices and payment applications.
- Verify percentage of completion and schedule of values.
- Maintain payment logs and submit recommendations for approval.
- Manage project change orders and scope modifications.
Client & Stakeholder Communication
- Serve as the primary client contact throughout the project lifecycle.
- Provide regular project status updates and reporting.
- Maintain strong relationships with owners, consultants, vendors, and subcontractors.
- Ensure client expectations are met and exceeded.
Qualifications
- 5+ years of Construction Management or Project Management experience
- Strong knowledge of residential, affordable housing, commercial, or mixed-use construction
- Experience managing projects from pre-construction through closeout
- Strong estimating, budgeting, scheduling, and cost-control experience
- Ability to read and interpret construction drawings and specifications
- Experience coordinating architects, engineers, subcontractors, and consultants
- Strong knowledge of permitting, inspections, and construction administration
- Excellent communication, negotiation, and leadership skills
- Highly organized with exceptional attention to detail
- Proficient with Microsoft Office and construction management software
Preferred Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- OSHA Certification
- Experience with Procore, Buildertrend, CoConstruct, Autodesk Construction Cloud, or similar platforms
- Experience managing affordable housing, residential, or multifamily construction projects

Pay: $150,000.00 - $250,000.00 per year
