POSITION SUMMARY
The Administrator of Operations is accountable for implementing, maintaining, and supporting on-site Property Management operations, programs and guidelines.
Key Responsibilities:

Sets up employee user access for property management software.

Communicates with vendors regarding website management, digital advertising, and marketing budgets.

Manages initiation and renewal of business licenses, permits, and all other city, state, and federal licensing related to the properties.

Audits resident referral documentation and locator invoices.

Coordinates the communication of resident feedback.

Manages the preparation of lease termination correspondence in conjunction with Regional Supervisor.

Manages the processing and submission of allocated invoices from the corporate office to each site.

Proactively pursuing updates to changes in regulations surrounding real estate management at the city, state, and federal levels.

Assisting property management leadership in implementing all forms, procedures, and manuals (changes) related to operations.

Serves as backup for manager-requested applicant overrides.

Coordinates acquisition of new developments with Development & Asset Management to ensure timely setup of systems and efficient onboarding of employees, vendors, properties, etc.

Supports Human Resources as subject matter expert regarding policy and procedures, both at a corporate and on-site level, for training and Q&A purposes.
Qualifications:

High School Diploma required; Bachelor’s Degree preferred.

Experience in Property Management industry.

Excellent communication and interpersonal skills to effectively interact with coworkers, vendors, and property managers.

Strong organizational and time management skills with ability to manage multiple tasks and deadlines effectively.

Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management software (Knock, Blue Moon, OneSite).

Functional understanding of property management practices and lease agreements.

Ability to work independently and positively contribute to the team environment.

Ability to give and receive objective, transparent feedback.
