General Contractor – Historic Multifamily Renovations (Contract)

BLASIWOLF is a boutique real estate development company focused on restoring Buffalo's historic multifamily properties with craftsmanship, integrity, and long-term ownership in mind.
We're seeking an experienced General Contractor to lead the renovation of two adjacent historic multifamily buildings in the Elmwood Village:
- 123 Elmwood Ave. – 6 Units
- 129 Elmwood Ave. – 8 Units
Combined, these projects represent approximately $600,000 in renovations and will require a General Contractor who is organized, communicative, solutions-oriented, and capable of leading multiple trades from construction start through project completion.
This is an approximately 5-month contract, with the opportunity to develop a long-term working
relationship on future projects if it's the right fit for both parties.

Responsibilities
- Lead all phases of construction from mobilization through final completion
- Coordinate and supervise subcontractors
- Develop and maintain construction schedules
- Keep projects moving on schedule and within budget
- Review subcontractor bids and negotiate pricing when appropriate
- Recommend qualified subcontractors and vendors when beneficial
- Coordinate inspections and ensure code compliance
- Maintain a safe, organized, and professional job site
- Identify issues early and provide practical solutions
- Conduct a standing weekly video meeting with ownership
- Provide weekly written progress reports with photos
- Immediately communicate any issue that could materially impact budget, schedule, or quality
Qualifications
The ideal candidate will:
- ✔ Have experience managing multifamily renovation projects
- ✔ Be an exceptional communicator
- ✔ Be highly organized and detail-oriented
- ✔ Be comfortable using email, spreadsheets, smartphones, and project management software
- ✔ Understand construction sequencing, scheduling, budgeting, and quality control
- ✔ Be experienced reviewing scopes of work and subcontractor bids
- ✔ Hold subcontractors accountable while maintaining professional working relationships
- ✔ Take ownership of the project from beginning to end
