Position Overview
The Specialty Leasing Representative is responsible for generating revenue through specialty leasing, temporary leasing, sponsorships, activations, and short-term retail opportunities across assigned shopping centers. This role focuses on prospecting, canvassing, cold-calling, relationship building, and identifying innovative revenue opportunities that enhance the merchandising mix and customer experience.
The Specialty Leasing Representative works collaboratively with center management, specialty leasing, marketing, and operations teams to develop activation strategies, support tenant success, increase center traffic, and maximize specialty leasing income.
Responsibilities
Revenue Generation & Leasing
- Generate new local leads and achieve specialty leasing revenue goals for assigned center.
- Prospect, canvass, and cold-call businesses, entrepreneurs, retailers, vendors, sponsors, and community organizations.
- Identify and secure kiosks, carts, pop-ups, seasonal retailers, temporary tenants, and experiential activations.
- Develop and maintain a strong pipeline of local, regional, and national prospects.
- Negotiate temporary leasing agreement opportunities in accordance with company guidelines.
- Identify revenue-generating opportunities and underutilized spaces.
- Maintain accurate prospecting, sales, leasing, and revenue reports.
- Ensure specialty leasing tenants comply with operational requirements, merchandising standards, and visual presentation guidelines.
- Achieve monthly, quarterly, and annual revenue objectives.
Business Development
- Build relationships with local chambers of commerce, business associations, entrepreneurs, event organizers, and community partners.
- Identify emerging retail trends and concepts that align with center demographics and merchandising objectives.
- Continuously evaluate market opportunities and competitive activity within assigned territories.
- Develop strategies to improve specialty leasing occupancy, activation levels, and tenant performance.
Marketing & Activation Support
- Partner with the Marketing Department to promote specialty leasing opportunities through social media, website, email, digital advertising, and on-site marketing channels.
- Assist specialty leasing tenants in leveraging available marketing programs and promotional opportunities.
- Identify content opportunities including new openings, pop-up experiences, merchant spotlights, seasonal activations, and tenant success stories.
- Collaborate with center management and marketing teams to create events, promotions, and activations that drive traffic and revenue.
- Sell sponsorships, identify promotions,sales and activation opportunities associated with center events and community programs.
- Track activation performance, tenant engagement, and marketing-driven revenue opportunities.
- Recommend innovative merchandising, experiential retail, and consumer engagement concepts that enhance the overall customer experience.
Cross-Functional Collaboration
- Work closely with General Manager to ensure specialty leasing initiatives align with center objectives and property business plans.
- Partner with the Specialty Leasing Department to execute portfolio-wide strategies and programs.
- Collaborate with the Marketing Department to maximize exposure for specialty leasing tenants and revenue opportunities.
- Coordinate with Permanent Leasing, Operations, Property Management, and Corporate teams as needed.
- Participate in regular pipeline reviews, revenue meetings, and strategic planning sessions.
Additional Responsibilities
- Represent the company professionally at networking events, trade shows, community functions, and industry events.
- Travel within assigned territory as required.
- Perform other duties as assigned.
Qualifications
- High School Diploma or GED required.
- Bachelor’s Degree preferred.
- Minimum two (2) years of leasing, sales, retail, marketing, business development, real estate, or related experience.
- Strong sales, prospecting, and relationship-building skills.
- Excellent written, verbal, and interpersonal communication abilities.
- Proficiency in Microsoft Office Suite, including Excel, Word, Outlook, and internet-based applications.
- Strong organizational, planning, and time management skills.
- Ability to manage multiple projects and priorities in a fast-paced environment.
- Strong analytical, negotiation, and problem-solving abilities.
- Self-starter with the ability to work independently and collaboratively.
- Valid driver’s license and ability to travel regularly.
