Jubilee HR Consultants, on behalf of their client, is recruiting for a Title Attorney to join the team of a growing Gulf Coast business.
The Title Attorney ensures that properties can be legally transferred and financed. This includes resolving legal issues involving residential and commercial real estate transactions
Key Responsibilities
- Ensure compliance with local, state, and federal real estate laws and lending regulations.
- Communicate with lenders, buyers, sellers, real estate agents, surveyors, and underwriters regarding title matters.
- Resolve title disputes, probate concerns, boundary issues, unpaid taxes, and liens.
- Maintain accurate transaction records and legal documentation.
- Provide legal guidance regarding real estate transactions and title underwriting requirements. Examine and interpret title searches, deeds, mortgages, liens, judgments, easements, surveys, and other real estate documents.
- Identify title defects, encumbrances, or ownership issues and recommend steps to correct.
- Prepare and issue title opinions, title commitments, and title insurance documentation.
- Review purchase agreements, loan documents, closing disclosures, and settlement statements.
- Coordinate and conduct residential and commercial real estate closings.
Experience, Education, and Competencies
- Juris Doctor (JD) degree from an accredited law school.
- Active Alabama law license.
- Experience in real estate law, title examination, and real estate closings.
- Strong understanding of title insurance practices and underwriting standards.
- Proficient in the creation and analysis of real estate contracts, deeds, mortgages.
- Experience in real estate closing procedures.
- Excellent analytical and organizational, skills.
- Ability to manage multiple transactions and meet deadlines.
- Proficiency with title software, client databases, and Microsoft Office applications.
Physical Requirements
- Prolonged periods sitting at a desk and working on a computer.
- Ability to read and review detailed legal documents and contracts.
- Occasional standing, walking, and attending closings or court proceedings.
- Ability to communicate clearly in person, by phone, and electronically.
- Office environment with frequent interaction with clients, lenders, and real estate professionals.
- May require occasional travel to closing locations, courthouse, meetings and conferences.
