Role Summary
The Operations and Facilities Manager is responsible for the day-to-day operational health, safety, and physical upkeep of Distrito T-Mobile. This role ensures the district's common areas, infrastructure, vendor relationships, and event logistics run smoothly and safely for tenants, guests, performers, and partners alike. The ideal candidate is a hands-on operator who thrives in a fast-paced, high-visibility environment and can balance routine facilities management with the demands of large-scale events and entertainment activations.
Key ResponsibilitiesFacilities & Maintenance
- Oversee daily operations, maintenance, and upkeep of all common areas, plazas, walkways, and shared infrastructure across the district.
- Manage preventive maintenance programs for HVAC, electrical, plumbing, lighting, and structural systems.
- Coordinate with engineering and maintenance staff or contracted vendors to ensure rapid resolution of facility issues.
- Maintain cleanliness, signage, landscaping, and overall presentation standards of the district.
- Manage capital improvement and repair projects, including budgeting, scheduling, and contractor oversight.
Operations Management
- Develop and enforce operational procedures, safety protocols, and emergency response plans for the district.
- Serve as the primary point of contact for tenant operational needs, including restaurants, retail, and hospitality partners.
- Manage vendor and contractor relationships, including service agreements, performance, and cost control.
- Oversee waste management, and janitorial service providers.
- Monitor and manage the operations budget, identifying efficiencies and cost-saving opportunities.
Event & Activation Support
- Partner with marketing, programming, and venue teams to plan and execute the operational logistics of concerts, residencies, pop-ups, and district-wide activations.
- Coordinate load-in/load-out logistics, crowd flow, barricading, and temporary infrastructure for large-scale events.
- Ensure all event activations comply with permitting, fire code, and safety regulations.
- Act as the on-site operations lead during major events, troubleshooting issues in real time.
Compliance & Risk Management
- Ensure compliance with local, state, and federal regulations, including occupancy, fire safety, and ADA requirements.
- Maintain required permits, licenses, and inspection schedules for the district.
- Conduct regular safety audits and implement corrective action plans.
- Maintain accurate records of incidents, inspections, and maintenance activity.
Team Leadership
- Supervise facilities, maintenance, and operations support staff, including scheduling and performance management.
- Train staff and vendors on safety protocols, emergency procedures, and service standards.
- Foster a culture of accountability, responsiveness, and pride in the district's appearance and guest experience.
Qualifications Required
- Bachelor's degree in Facilities Management, Business Administration, Engineering, or a related field, or equivalent professional experience.
- 5+ years of experience in facilities, property, or operations management, ideally within retail, hospitality, entertainment, or mixed-use developments.
- Demonstrated experience managing vendor relationships, service contracts, and operating budgets.
- Working knowledge of building systems (HVAC, electrical, plumbing) and safety/fire code requirements.
- Experience coordinating logistics for large-scale events or high-traffic venues.
- Strong organizational and problem-solving skills with the ability to manage multiple priorities under pressure.
- Excellent communication skills in both English and Spanish.
- Availability to work evenings, weekends, and holidays as needed, particularly around event and show schedules.
Preferred
- Experience in entertainment venue operations, concert production, or live event environments.
- Familiarity with Puerto Rico permitting, building codes, and municipal regulatory processes.
- Certification in facilities management (e.g., CFM, FMP) or occupational safety (e.g., OSHA 30).
- Experience working within a mixed-use district involving multiple tenants, brands, or operating partners.
Work Environment
· This role requires regular presence throughout the venue, including outdoor common areas, back-of-house facilities, and event spaces.
· The position involves walking extensively, occasional lifting (up to 40 lbs), and exposure to outdoor conditions.
· Flexibility in responding to operational issues outside standard business hours, including evening, holidays and weekends is required.
