SITE MANAGER - JANITORIAL SERVICES
The Site Manager – Janitorial Services is responsible for the overall management and performance of janitorial services at an automotive manufacturing facility. This position serves as DFM Solutions' primary on-site representative and oversees the subcontracted service provider performing the janitorial work.
The Site Manager is accountable for ensuring services are delivered safely, efficiently, and in accordance with contractual requirements, quality standards, and customer expectations.
Primary Goals and Responsibilities (include but not limited to)
Site Operations & Service Delivery
- Ensure all contractual scope of work, service levels, quality standards, staffing requirements, and customer expectations are consistently achieved.
- Conduct routine facility inspections and site tours to evaluate service quality, identify deficiencies, and ensure timely corrective action.
- Manage site performance against established Key Performance Indicators (KPIs) and other customer requirements.
- Utilize performance trends and operational data to identify opportunities for continuous improvement.
- Coordinate operational priorities, staffing, and resources to effectively respond to changing customer and facility needs.
Team & Workforce Management
- Lead and develop site management, supervisory, and hourly team members to promote accountability, engagement, and consistent service delivery.
- Ensure appropriate staffing and leadership coverage to support facility requirements and operational needs.
- Oversee employee training, development, performance management, attendance, and corrective action in partnership with People Services.
- Effectively manage within a union environment, including day-to-day interaction with union representatives and administration of applicable collective bargaining agreement requirements.
- Partner with People Services on employee and labor relations matters, investigations, grievances, corrective action, and other workforce issues.
- Promote effective communication and positive working relationships throughout the site.
Customer Relationship Management
- Serve as the primary on-site DFM representative and point of contact for customer leadership.
- Develop and maintain strong relationships with customer representatives, union representatives, and key site stakeholders.
- Facilitate customer meetings, performance reviews, planning discussions, and operational updates.
- Proactively address customer concerns and ensure timely resolution of service or operational issues.
- Partner with DFM leadership to continuously improve customer satisfaction and overall account performance.
Safety, Quality & Compliance
- Establish and maintain a safety-first culture and ensure compliance with DFM, customer, OSHA, and site-specific safety requirements.
- Ensure team members comply with required safety policies, procedures, training, and site rules.
- Lead or support incident investigations, root-cause analysis, and implementation of corrective actions.
- Maintain high standards for service quality and ensure deficiencies are documented, corrected, and monitored.
Financial & Administrative Management
- Develop and manage the site operating budget, including labor, materials, supplies, equipment, and other operating expenses.
- Monitor staffing, overtime, productivity, and site financial performance to ensure operations remain within budget and contractual expectations.
- Identify opportunities to improve service delivery, productivity, efficiency, and cost effectiveness.
- Maintain accurate operational records, performance reports, staffing information, and required customer documentation.
- Partner with DFM Finance and leadership on budgeting, forecasting, reporting, and overall account performance.
- Perform all other related duties as assigned.
Qualifications & Prior Experience:
- Bachelor's degree in Business Administration, Operations Management, Facilities Management, or related field preferred; equivalent relevant experience will be considered.
- Minimum of 5 years of operations, facilities, janitorial, or related service management experience.
- Demonstrated experience leading supervisors and hourly employees within a large or complex operation.
- Experience within automotive, manufacturing, or other 24/7 industrial operations strongly preferred.
- Experience working in a union environment and interacting with union representatives; UAW experience within an automotive manufacturing environment strongly preferred.
- Experience with collective bargaining agreement administration, employee relations, grievances, and corrective action preferred.
- Strong customer relationship management, leadership, and problem-solving skills.
- Demonstrated ability to manage budgets, labor, staffing, KPIs, and service performance.
- Strong organizational, communication, and interpersonal skills.
- Proficient in Microsoft Office.
- Strong commitment to safety, quality, accountability, and customer service.
