Job Overview
Indiana requires Property Managers to have an active Real Estate License. We are growing our team, and looking for an individual that can grow a portfolio of rental properties in the Greater Indianapolis Area. (We would consider the surrounding areas as well, including being open throughout the State of Indiana, but we do not have an existing portfolio to start someone with outside of Central Indiana.)
This is a commission position, as an independent contractor, paid on 50% of the management fees coming in on the homes managed. We have roughly 20 properties that we would start someone with, giving them a guaranteed starting income of $1000+ per month. Our goal is to get the Property Manager to handle around 120-150 homes, so having a growth mindset is critical.
We are building this role with the goal of the property manager running this as their own business under the Dwell structure, to enable long-term growth and opportunities for our Property Managers, which is why we are being so transparent on the commission structure and goals.
Responsibilities
- Handling incoming owner leads for new properties, including providing rental evaluations, contract negotiation, meeting with clients, etc.
- Regular Phone and Email communication throughout the day.
- Marketing rental properties, providing showings, vetting applications, sending leases, and moving new tenants in, including coordinating turn work with vendors.
- Coordinating and performing annual inspections to ensure lease adherence.
- Negotiating Lease Renewal conversations with owners and tenants.
- Scheduling and performing move-out inspections, coordinating turn work, verifying completion as needed.
- Scheduling maintenance/work orders as requests come in from tenants.
- Coordination with HOA's, Utilities, Vendors, Municipalities etc.
Job Requirements
- Current Indiana Real Estate License
- Strong organization and communication skills
- Understanding of Microsoft Office software programs
- Self-starter that is solution based out of the box thinking
- Valid driver’s license and vehicle insurance
- Reliable transportation with willingness to drive to required properties
- Personal computer and mobile phone to be used for work activities
