Preconstruction Manager
Position Summary
The Preconstruction Manager leads day-to-day preconstruction efforts for assigned projects and pursuits, coordinating estimating, scheduling, design collaboration, procurement input, and planning activities from concept through final pricing. This role partners closely with operations, design, procurement, and clients to develop accurate estimates, manage project risks, and ensure a seamless transition into construction.
Key Responsibilities

Lead day-to-day preconstruction activities for assigned projects and pursuits, coordinating estimating, scheduling, design collaboration, and procurement through final pricing.

Develop and manage conceptual, schematic, design development, and detailed cost estimates, ensuring scope, quantities, assumptions, and pricing are complete, accurate, and aligned with project objectives.

Prepare conceptual budgets, estimate analyses, and cost comparisons to support business development efforts, internal reviews, and client presentations.

Collaborate with operations, design management, procurement, and scheduling teams to evaluate constructability, project phasing, site logistics, and execution strategies.

Partner with clients, architects, engineers, trade partners, and vendors to clarify project scope, validate assumptions, and develop reliable budgets and schedules.

Review subcontractor and vendor proposals to ensure scope alignment, identify exclusions or gaps, and develop complete and defensible pricing.

Identify, document, and communicate project risks, opportunities, value engineering ideas, and key cost drivers while providing recommendations to support informed decision-making.

Coordinate and mentor preconstruction team members assigned to projects by providing guidance, reviewing work for accuracy and completeness, and supporting professional development.

Utilize established preconstruction processes, estimating tools, historical cost data, and industry best practices while contributing to continuous process improvement.

Support project handoff activities to ensure a smooth transition from preconstruction to construction operations.

Qualifications
Required Qualifications

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and relevant experience.

Minimum of five (5) years of experience in preconstruction, estimating, construction management, or a related field.

Strong understanding of commercial or industrial construction estimating, scheduling, constructability reviews, procurement, and project planning.

Excellent leadership, communication, organizational, and interpersonal skills.

Ability to manage multiple projects and deadlines in a fast-paced environment.

Proficiency with Microsoft Office Suite and industry-standard estimating, scheduling, and project management software.
Preferred Qualifications

Experience leading preconstruction efforts on complex commercial, industrial, manufacturing, healthcare, or large-scale construction projects.

Knowledge of value engineering, conceptual estimating, and cost benchmarking.

Familiarity with BIM coordination and integrated project delivery methodologies is a plus.
