Position Summary
We are seeking a dependable, skilled, and customer-service-oriented Maintenance Technician to join our apartment community team. The Maintenance Technician is responsible for maintaining the community, completing service requests, preparing apartments for move-in, and ensuring that residents have a safe, clean, and comfortable living environment.
The ideal candidate is a hands-on problem solver who takes pride in their work, responds professionally to residents, and can work independently while also being a reliable member of the maintenance team.
Essential Responsibilities
- Complete resident service requests and maintenance work orders in a timely and professional manner.
- Troubleshoot and repair plumbing, electrical, HVAC, appliances, doors, locks, drywall, painting, flooring, and other general maintenance issues.
- Perform routine preventative maintenance throughout the community and in apartment homes.
- Perform apartment make-readies/turns, including painting, drywall repair, fixture replacement, cleaning, and general repairs.
- Inspect vacant apartments and identify items requiring repair or attention prior to move-in.
- Respond to maintenance emergencies and after-hours calls as required. You will be on a rotating on-call schedule.
- Maintain community common areas, buildings, grounds, and amenities.
- Assist with preventative maintenance of HVAC systems, plumbing systems, electrical components, appliances, and other building equipment.
- Perform basic pool, irrigation, and exterior maintenance as needed.
- Maintain tools, equipment, maintenance shop, and storage areas in an organized and safe condition.
- Maintain accurate records of completed work and parts/materials used.
- Communicate with the Maintenance Supervisor and Community Manager regarding major repairs, recurring problems, safety concerns, and needed supplies.
- Maintain a professional and courteous relationship with residents, coworkers, vendors, and management.
- Follow all company policies, OSHA requirements, safety procedures, and applicable housing and building regulations.
- Maintain a clean and safe work environment.
- Assist with vendor access and coordination when outside contractors are performing work.
- Perform other duties and special projects as assigned.
Qualifications
- Previous apartment, multifamily, residential, hotel, commercial, or general maintenance experience preferred.
- Working knowledge of basic plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair.
- HVAC experience or certification is a plus.
- Ability to diagnose problems and determine appropriate repairs.
- Ability to use common hand and power tools safely.
- Ability to prioritize multiple work orders and complete assignments efficiently.
- Strong attention to detail and pride in workmanship.
- Good communication and customer-service skills.
- Ability to work independently and as part of a team.
- Must be dependable, punctual, and willing to respond to maintenance emergencies when required.
- Valid driver's license and reliable transportation may be required.
- Ability to pass any required background or employment screening.
Physical Requirements
- Ability to lift and carry tools, equipment, and materials.
- Ability to routinely lift up to 50 pounds.
- Ability to stand, walk, bend, kneel, stoop, climb ladders, and work in confined or awkward spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely use ladders and common maintenance equipment.

Pay: $24.00 - $26.00 per hour
