Description:
The Property Manager oversees all aspects of management for this property in Park City, ensuring exceptional performance. This role leads the development and execution of all daily operations, including capital projects, marketing, leasing, resident relations, staff management, and full compliance with the our Employee Manual.
Success in this position requires exceptional customer service skills, a friendly and professional demeanor. As the face of the community, the Property Manager sets the tone for a welcoming community.
Responsibilities:
Leadership & Team Management
Provide organized leadership and direction for all on‑site staff.
Model strong communication, professionalism, confidentiality, and customer service.
Hire, train, coach, and, when necessary, take corrective action or terminate staff.
Complete new‑hire processing within 3 days.
Train team members on policies, procedures, and updates from management meetings.
Ensure staff follow policies and report any violations to supervisors.
Perform all other tasks assigned by leadership.
Leasing & Resident Relations
Tour and lease units within approved rent guidelines.
Complete background checks, qualify/deny applicants, and issue adverse action letters.
Advertise vacancies, conduct outreach marketing, and maintain strong resident retention.
Sign and explain lease agreements.
Respond promptly to resident concerns, enforce lease terms, and resolve complaints.
Walk property regularly to maintain curb appeal; pick up trash as needed.
Conduct pre‑move‑out inspections (20th–end of month), move‑out walks, and ensure deposit accounting is completed within 7 days.
Property Operations & Maintenance Oversight
Oversee building maintenance, landscaping, renovations, and contractor work.
Ensure work orders and purchase orders are created and updated in Yardi.
Supervise maintenance staff and ensure proper documentation and follow‑through.
Maintain property security, including locking doors and enforcing safety procedures.
Enforce vendor contracts and manage service providers.
Financial Management
Collect and deposit rents and security deposits.
Manage delinquency in accordance with EMG policy.
Prepare and manage annual budgets; monitor expenses and variances.
Enforce rent increases and additional income opportunities.
Compliance & Reporting
Adhere to and help enforce Fair Housing laws.
Maintain accurate records and proper document storage.
Complete and submit required reports on time.
Keep Yardi updated daily.
Complete required training (Aspire training, legal seminars, meetings, webinars).
Communicate regularly with Supervisor and provide timely updates.
Emergency & On‑Call Requirements
Respond promptly to emergencies during and after hours.
Remain available and unimpaired while on call.
LIHTC experience preferred
Property management experience preferred
