Lead Maintenance Technician

About the Opportunity
B5 Recruiting is partnering with an established property management company to hire a Lead Maintenance Technician to support the maintenance and daily operations of residential and/or commercial properties in the Charleston area.
This hands-on role is ideal for an experienced maintenance professional who enjoys troubleshooting, preventative maintenance, and providing quality service. The Lead Maintenance Technician works closely with the property management team to help keep buildings safe, functional, and well maintained.
Responsibilities
- Complete maintenance service requests in a timely manner.
- Perform preventative maintenance on building systems and equipment.
- Troubleshoot and repair plumbing, electrical, carpentry, drywall, roofing, flooring, and other building maintenance issues.
- Install, maintain, and repair appliances as needed.
- Support apartment turns, move-outs, move-ins, and unit readiness.
- Help maintain the property's exterior appearance, including basic landscaping and grounds maintenance.
- Perform seasonal pool and trash compactor maintenance, where applicable.
- Inspect irrigation systems and report maintenance needs.
- Assist with inventory of maintenance supplies and equipment.
- Maintain maintenance records, preventative maintenance logs, and applicable safety documentation.
- Help coordinate maintenance projects and prioritize work orders.
- Support and assist with training team members on maintenance procedures, customer service, and workplace safety.
- Work with vendors and property management staff to complete maintenance projects.
- Participate in an on-call rotation for emergency maintenance.
Qualifications
Required
- High school diploma or GED.
- 2+ years of building, apartment, facilities, or property maintenance experience.
- Experience performing general maintenance repairs, including plumbing, electrical, carpentry, drywall, and appliance repair.
- Basic computer skills.
- EPA Section 608 Type II Certification (REQUIRED)
- Valid driver's license.
- Reliable transportation.
- Ability to provide and use personal hand tools.
Preferred
- EPA Universal Certification.
- CFC and/or CPO certification.
- Previous experience in apartment or commercial property maintenance.
- Experience leading or mentoring maintenance team members.
