Regional Property Manager

Are you an experienced multifamily property management leader who knows how to build great teams, solve problems, improve performance, and get results?
Nationwide Housing Corporation is looking for a Regional Property Manager who is ready to take ownership of a portfolio of multifamily communities and make a meaningful impact. This is a highly visible, hands-on leadership role for someone who doesn't just manage properties — you lead people, develop talent, identify opportunities, and drive results.
You will work closely with Property Managers and support teams to maximize occupancy, financial performance, resident satisfaction, property condition, and operational excellence. You'll be a visible leader in the field, coaching and mentoring your teams while holding them accountable to high standards.
What You'll Do:
- Lead the operational and financial performance of an assigned portfolio of multifamily communities.
- Coach, mentor, develop, and motivate Property Managers and on-site teams through regular one-on-one meetings, performance reviews, training, and ongoing support.
- Conduct regular property visits and inspections to ensure communities meet company standards for curb appeal, maintenance, safety, cleanliness, resident service, and overall property condition.
- Drive leasing, occupancy, resident retention, collections, and financial performance across your portfolio.
- Review property financials, budgets, reports, business plans, and performance metrics to identify trends, problems, and opportunities.
- Develop and implement strategies to improve underperforming properties, reduce vacancy, strengthen leasing performance, and improve overall results.
- Monitor leasing activity, traffic, applications, move-ins, move-outs, renewals, vacancy, and property presentation.
- Partner with Maintenance leadership to ensure work orders, unit turns, preventive maintenance, inspections, capital improvements, and recurring property needs are completed properly and on time.
- Work with Human Resources and Operations on recruiting, onboarding, staffing, employee development, performance management, and retention.
- Support vendor management and ensure vendors meet company standards for service, pricing, insurance, licensing, safety, and performance.
- Address resident concerns, staffing challenges, operational issues, and emergencies with professionalism and urgency.
- Ensure company policies, procedures, reporting requirements, and operational standards are consistently followed.
- Maintain accurate documentation and communicate property performance, staffing needs, risks, and opportunities to senior management.
- Step in and provide hands-on support to site teams when needed, especially during high-volume periods, staffing transitions, emergencies, or challenging property situations.
Qualifications:
- 5+ years of progressively responsible multifamily property management experience.
- 2+ years of multi-site, regional, or comparable leadership/supervisory experience.
- Demonstrated success leading teams and improving property performance.
- Strong understanding of multifamily leasing, operations, resident relations, maintenance, budgeting, and financial performance.
- Strong financial acumen with the ability to analyze budgets, financial statements, property reports, and business plans.
- Hands-on RealPage experience required, including property management workflows and reporting.
- Excellent leadership, communication, coaching, organization, and problem-solving skills.
- Strong proficiency with Microsoft Office, especially Excel, Outlook, and Word.
- Ability to manage multiple properties, priorities, deadlines, and teams without losing sight of the details.
- Valid driver's license, reliable transportation, and ability to travel regularly between assigned communities.
- Bachelor's degree in business, real estate, finance, management, or a related field preferred, or an equivalent combination of education and experience.
- Certified Regional Manager (CRM) or Advanced CRM preferred.

*The work is both indoors and outdoors. Must be able to go outside in all MN weather conditions and varying temperatures to address property-related issues. There will be periods spent in extreme temperatures and weather conditions including heat, cold and humidity when performing daily tasks and compliance inspections.

Pay: $85,000.00 - $100,000.00 per year
