About the Property
Unwind Luxury Vacations is seeking a reliable and skilled Contract Maintenance Technician to support one of our premier vacation rental homes in St. Augustine. This modern luxury property features two king suites, three bathrooms, a gourmet kitchen, spacious outdoor deck, dedicated workspace, high-speed fiber internet, and upscale finishes throughout. The home is located within walking distance of St. Augustine's historic district and is maintained to high hospitality standards for our guests.
Position Summary
The Contract Maintenance Technician will respond to maintenance needs, perform preventative maintenance on 6-week rotation, and help ensure the property remains guest-ready at all times. This position is ideal for a dependable handyman or maintenance professional who can work independently and respond promptly to service requests.
Responsibilities
- Perform general repairs and preventative maintenance.
- Troubleshoot and resolve guest-impacting maintenance issues.
- Address plumbing, electrical, drywall, painting, appliance, and carpentry repairs within skill level.
- Inspect and maintain:
- HVAC systems
- Kitchen appliances
- Smart TVs and internet-connected devices
- Doors, locks, windows, and gates
- Deck and exterior areas
- Lighting and fixtures
- Replace air filters, smoke detector batteries, and other consumables as needed.
- Conduct property inspections and identify potential issues before they affect guests.
- Coordinate with vendors when specialty repairs are required.
- Document completed work with photos and service notes.
- Maintain a professional appearance and positive attitude when interacting with guests, cleaners, and vendors.
Desired Qualifications
- Prior experience in residential, hospitality, vacation rental, or property maintenance.
- Strong troubleshooting and problem-solving skills.
- Ability to perform minor plumbing, electrical, carpentry, and drywall repairs.
- Reliable transportation and personal tools.
- Smartphone capable of receiving work orders, photos, and communication.
- Ability to work independently with minimal supervision.
- Flexible availability for urgent property needs.
Preferred Qualifications
- Experience maintaining short-term vacation rentals.
- Basic knowledge of smart home technology, Wi-Fi equipment, and streaming devices.
- Licensed and insured contractor (preferred but not required).
Response Expectations
Because this is a guest-facing vacation rental, prompt response times are important. Contractors should be available for call-outs with limited notice:
- Routine maintenance visits
- Turnover inspections as needed
- Urgent guest issues
- Occasional evening, weekend, or holiday calls
Compensation
- Competitive hourly or per-project rates based on experience.
