Contract CALP Leasing & Resident Experience Consultant – 3‑Property Portfolio
About us:
Owner‑managed portfolio of 53 units across Alvin, Pasadena, and Houston. We want our leasing and resident experience to match what you’d expect at a professionally managed, larger community, even though we’re still relatively small.
Role type:
1099 contract – leasing, marketing, and resident experience consulting (not a traditional full‑time leasing agent).
What we’re looking for:
An experienced leasing professional with CALP training who has worked in structured leasing environments and can bring that playbook to a small portfolio. Your role is to map how prospects and residents currently move through the system and then rebuild that funnel with best practices.
Initial project scope:
Leasing and marketing audit:
Evaluate current listing strategy (ILS ads, photos, descriptions, pricing).
Review inquiry handling, follow‑up, touring, and application process.
Assess screening standards and consistency.
Resident experience audit:
Move‑in experience, onboarding, and expectations.
Communication standards for service requests, notices, and community updates.
Renewal approach and resident retention touchpoints.
Design a leasing and resident playbook for a 50–150 unit portfolio:
Standard prospect‑to‑resident workflow and scripts/templates.
Basic marketing plan (where to advertise, refresh cadence, how to track lead sources).
Standard move‑in, renewal, and move‑out processes and checklists.
Optional implementation/phase‑two:
Help set up templates and automations in existing tools (email, text, PM software, CRM). Train current staff/future hires using the playbook.
Ideal background:
CALP designation or completion of CALP coursework through NAA or local affiliate.
3–5+ years of multifamily leasing experience with strong closing and retention performance and with strong exposure to B/C‑class assets.
Familiar with Buildium Property manahement software.
Experience working in communities with clear leasing processes and metrics.
Strong written communication skills and comfort building templates/scripts.
Engagement details:
Short‑term project over 30–45 days.
Now: Remote work
Future: Combination of remote work and limited on‑site visits (to understand product and resident profile).
