- Position Title: Maintenance Technician Reports To: Service Manager and Chief Operating Officer (COO)
- Position Summary: The Maintenance Technician is responsible for maintaining Zehr Properties' apartment communities, single-family homes, commercial properties, and common areas in a safe, clean, and professional condition. The position performs routine maintenance, emergency repairs, unit turns, preventative maintenance, inspections, and property improvements while delivering outstanding customer service.
General Maintenance
- Complete assigned work orders accurately and efficiently. Perform plumbing, electrical, drywall, painting, carpentry, flooring, appliance, HVAC filter, and fixture repairs.
- Install and replace water heaters, appliances, smoke detectors, and carbon monoxide detectors.
- Repair doors, windows, locks, cabinets, shelving, trim, siding, gutters, and roofs as needed.
Unit Turns
- Complete apartment turnovers to company standards.
- Remove trash and abandoned items as directed.
- Paint units, complete punch lists, and verify all plumbing, electrical, appliances, windows, and doors function properly.
- Ensure units are rent-ready by scheduled completion dates.
- Exterior Maintenance Lawn mowing, weed eating, bush and tree trimming. Landscaping, leaf removal, snow removal, salting, parking lot maintenance, pressure washing, and exterior cleanup.
- Preventative Maintenance Perform scheduled inspections.
- Replace furnace filters. Inspect roofs, gutters, water heaters, smoke detectors, and common areas.
- Identify and report maintenance concerns before they become major repairs.
- Emergency Response Respond to after-hours emergencies as part of the rotating on-call schedule.
- Address water leaks, sewer backups, no heat, electrical hazards, storm damage, and other emergency situations.
Customer Service
- Treat residents professionally and respectfully.
- Communicate repair status clearly.
- Leave work areas clean and protect resident property.
Administrative Responsibilities
- Update work orders in AppFolio.
- Upload before-and-after photos.
- Document labor, materials, and repair notes.
- Maintain tools and inventory.
Safety
- Follow OSHA standards and company safety policies.
- Use required PPE.
- Operate company vehicles and equipment safely.
Qualifications
- High school diploma or GED preferred.
- Valid driver's license.
- Maintenance, construction, or property management experience preferred.
Physical Requirements
- Lift up to 75 pounds.
- Climb ladders, bend, kneel, crawl, and work indoors and outdoors in all weather.
Work Schedule
- Full-time, typically 40–45 hours per week.
- Monday through Friday with rotating on-call responsibilities and overtime as needed.

- Maintain a professional appearance and company vehicle.
- Produce quality workmanship with minimal callbacks.
- Follow all Zehr Properties SOPs and contribute to resident satisfaction.

Pay: $18.00 - $22.00 per hour
